Description
Joy Donat specializes in two of North Carolina’s most sought-after lifestyle markets: the world-class equestrian communities of the Southern Pines Sandhills and the sophisticated coastal enclaves of Wilmington and the surrounding beaches. Since joining Sotheby’s International Realty, Joy has combined her lifelong love of horses with the strength and global reach of the Sotheby’s brand to represent premier equestrian properties in both regions—as well as luxury estates, farms, and distinctive homes across the state. Her deep market knowledge, long-standing relationships, and passion for North Carolina living position her as a trusted advisor for clients seeking to buy or sell exceptional properties.
A Pinehurst native, Joy comes from a strong family legacy in North Carolina. After graduating from the University of North Carolina at Chapel Hill, she built a successful career in sales, marketing, and public relations in the Washington, D.C. area, and later in Denver Colorado, where she founded her own firm serving global technology clients. She returned to North Carolina in 2004 and began her real estate career in Wilmington in 2007, gaining valuable coastal market expertise. Her lifelong passion for the equestrian world ultimately led her to the unique opportunities offered by the Sotheby’s International Realty brand within this specialized sector of the luxury market.
Joy is known for her thoughtful guidance, strategic marketing, and concierge-level service—qualities that have earned the trust of clients seeking privacy, acreage, premier equestrian amenities, or refined coastal living. She takes a highly personalized approach, ensuring every client feels supported and informed at each stage of the journey. Whether navigating the rolling horse country of Southern Pines or the breezy waterfront neighborhoods of Wilmington, Joy understands the lifestyle considerations that define exceptional properties. She proudly serves clients from the Sandhills to the Sand Dunes.
In the Sandhills, Joy also represents clients drawn to the storied golf culture of Pinehurst and Southern Pines. From historic neighborhoods to private communities offering championship courses and year-round play, she provides expert guidance to those seeking homes that complement an active, golf-centered lifestyle. Her familiarity with club amenities, membership structures, and neighborhood nuances allows her to match clients with properties that align perfectly with their golfing and lifestyle preferences.
Joy lives in Southern Pines with her husband, Luke, and their three beloved dogs—Boykin Spaniels Evie and Artemis, and their rescue terrier mix, Finley. Her passion for the equestrian lifestyle naturally extends to her love of sporting dogs, and she is proud to share that Artemis made her Westminster Kennel Club Dog Show debut in 2025, winning Best of Opposite Sex, and will return to Westminster in 2026 as the number-one female Boykin Spaniel in the country.
Joy is a member of the Global Equestrian Advisors Network and a proud supporter of the Carolina Horse Park and Brooke USA.
