luxury guide

Nice sits at the top of the French Riviera property market, and its apartments are the reason why. With 1,440 apartments for sale, the city draws buyers who want Mediterranean living without the seasonal emptiness of smaller resort towns. Nice works twelve months a year. The apartment stock here is genuinely varied: grand belle époque buildings along the Promenade des Anglais with ceiling heights you rarely find in new construction, hillside residences in Cimiez with private gardens and sea views, compact and character-filled flats tucked into the baroque streets of the old town. Buyers come from the UK, Germany, Scandinavia and increasingly from the US. The nearby markets of Monaco, Cannes, Antibes, Villefranche-sur-Mer and Èze offer alternatives, but few of them combine urban infrastructure with seafront access the way Nice does.

How much does an apartment cost in Nice

Apartments in Nice start from €450,000 for well-located units in residential neighbourhoods away from the seafront, reaching €1,600,000 for high-floor properties with direct sea views and private terraces. The average price sits at €720,000. Floor sizes range from 24 to 735 sqm, with an average of 99 sqm and between 1 and 12 bedrooms. The view is the single biggest price driver here. A front-line apartment on the Promenade des Anglais can cost twice as much as an equivalent unit facing inland. Building age, floor level and the presence of a concierge all move the numbers significantly. And one detail that matters more in Nice than in many comparable cities: the condition of the building's common areas directly affects resale liquidity. Well-maintained buildings in the Carré d'Or or Cimiez hold value better than structurally similar properties in less managed buildings.

Where to buy an apartment in Nice

The Carré d'Or, the grid of streets between the Promenade and the business district, is where the most refined apartment buildings stand. Pre-war construction, parquet floors, ceiling heights above three metres, and active concierge services are the standard here, not the exception. Cimiez draws buyers who want a quieter setting: the hillside neighbourhood above the Roman ruins has broader buildings, larger terraces, and a residential calm that the seafront cannot offer. It is the most underrated part of Nice. The Vieux-Nice is a different proposition entirely. Seventeenth-century baroque buildings converted into apartments, narrow streets, internal courtyards. Character is the main asset, and it is considerable. The Colline du Château area, just above the old port, offers a small number of apartments with unobstructed views across the harbour and the Baie des Anges. Buyers who look beyond these headline zones sometimes find strong value in the Musiciens quarter, where the building quality is high and the streets are quieter than the seafront.
