luxury guide

The Northern Dolomites apartment market counts 91 listings, and the number tells only part of the story. Buyers here are not looking for a weekend retreat. They want a high-altitude base built for year-round living: underfloor heating, triple-glazed windows facing south, a ski room in the basement with boot dryers and helmet racks, a spa in the building. This is the standard in Cortina d'Ampezzo, Alta Badia, Val Gardena, San Candido and Sesto. Demand from German, Austrian and Dutch buyers has been consistent for decades, and it shows no sign of softening.

How much does an apartment cost in the Northern Dolomites

Prices start at €510,000 for two-bedroom apartments in lower-altitude villages and reach €2,500,000 for ski-in ski-out units with direct views of the Tre Cime or the Sella Group. The average price is €1,200,000. Floor areas range from 74 to 161 sqm, with a typical size of 115 sqm and between 1 and 6 bedrooms. Altitude is the single strongest price driver: an apartment above 1,600 metres commands a clear premium over an equivalent unit in the valley. Ski-in ski-out access pushes the price per square metre to the highest levels in the Italian Alps. Ma it is not just about the slopes. The building amenities, a shared wellness centre, underground parking, a panoramic lift, determine whether a property holds its value over time or loses ground.

Where to buy an apartment in the Northern Dolomites

Cortina d'Ampezzo is the prestige benchmark. The most distinguished residential complexes sit between the town centre and the hamlets of Pocol and Ronco, with unobstructed views of the Tofane peaks. San Candido offers a quieter atmosphere: a compact alpine village with the Val Pusteria cycling trail at the door and excellent road connections to Austria. Sesto is the choice for buyers who want the Tre Cime di Lavaredo as a permanent backdrop. In Alta Badia, between La Villa and Corvara, contemporary apartments are integrated into buildings that draw on Ladin architectural tradition, often looking across the slopes of Sassongher. Val Gardena, in Ortisei and Santa Cristina, benefits from the Dolomiti Superski ski area, the largest in Europe. Buyers here know one thing for certain: the apartment will not sit empty.
