luxury guide

Japan's apartment market draws serious attention from buyers across Asia, the United States and Europe, and the numbers reflect that. 422 apartments for sale across the country give a real sense of the scale. Tokyo alone commands the lion's share of international demand, but the story does not stop there. Osaka has emerged as a credible alternative with lower entry prices. Kyoto offers something rarer: historic machiya townhouses converted into high-specification residences that no new-build can replicate. Japan's construction standards are among the strictest anywhere, with seismic engineering, acoustic insulation and building quality that consistently outperform most Asian competitors. Buyers from Hong Kong, Singapore, Taiwan and the Gulf states have been active for years. The yen's current position makes the timing relevant for dollar and euro-based investors.

How much does an apartment cost in Japan

Prices start at €510,000 for well-located units in major cities and reach €3,800,000 for high-floor residences in Tokyo's premium towers or converted heritage properties in Kyoto's historic districts. The average sits at €1,500,000. Floor areas range from 56 to 151 sqm, with a typical unit averaging 82 sqm and bedroom counts from 1 to 14. Floor level drives price more than any other single variable in Japan's vertical residential market. A twenty-fifth-floor unit with views of Mount Fuji or Tokyo Bay commands a premium that no comparable ground-floor property can match. Twenty-four-hour concierge, in-building fitness facilities, smart home automation and panoramic terraces define the top tier. Ma there is one more factor that matters: Japan allows foreign nationals to purchase freehold property without restrictions, which is far from standard across Asia.

Where to buy an apartment in Japan

Minato in Tokyo is the benchmark. Azabu-Juban, Roppongi Hills and Hiroo attract diplomatic and corporate buyers, with international schools, embassies and high-end retail within walking distance. Shibuya, and the residential pocket of Daikanyama in particular, draws a more design-conscious buyer who wants contemporary architecture and independent boutiques at street level. In Osaka, Nakanoshima and the riverfront development corridor along the Dojima River are reshaping what premium urban living looks like outside Tokyo. Kyoto operates by different rules entirely: the most prestigious apartments here are restored machiya properties near Higashiyama, where original timber frames and stone gardens sit behind facades that give nothing away. Naha in Okinawa is worth noting for buyers drawn to subtropical climate and direct sea access, with a residential market that is still significantly underpriced relative to the mainland cities.
