Buyers come from across Northern Europe and North America, and many are purchasing a primary residence, not a holiday flat. The rental market is equally strong, which makes these apartments an attractive investment by any measure. Santa Ponsa, Puerto Pollensa and Talamanca are names that serious buyers already know well.

Prices for luxury apartments in the Balearic Islands start at €470,000 for quality properties in residential areas slightly back from the coast, reaching €1,900,000 for top-floor penthouses with panoramic terraces facing the sea. The average sits at €780,000. Sizes range from 1 to 1603 sqm, with a typical footprint of 144 sqm and between 1 and 20 bedrooms. Sea view is the single biggest price driver: the same floor plan costs significantly more when the terrace overlooks the water directly. Underground parking, private storage, smart home systems and access to a concierge service are the features that push values higher. New supply is tight. Construction licences in coastal zones have been restricted for years, and that keeps resale prices firm.

Where to buy apartments in the Balearic Islands

Palma de Mallorca offers the widest choice. The Old Town holds some of the most refined apartments in the archipelago, carved out of historic palaces with original stonework, internal courtyards and private terraces above the rooftops. For a more modern product, the area around Passeig Marítim delivers front-line sea views and contemporary finishes. In Ibiza, the hills of Jesús and the seafront at Talamanca are the top picks for upscale apartments close to Ibiza Town. Formentera has almost no apartment supply worth mentioning, which is exactly why what exists commands extraordinary prices. Menorca is where the real opportunity is right now: Ciutadella and Mahón both have distinguished apartment stock in historic buildings, at prices that still look reasonable compared to the rest of the islands. That gap is closing fast.
