The country house market in Ibiza is unlike anything else in the Mediterranean. 42 rural properties are currently listed across the island, ranging from raw fincas waiting for restoration to fully rebuilt estates with infinity pools, olive groves and private wells. These are not holiday villas near the beach. They sit deep in the Ibizan countryside, surrounded by almond trees, wild rosemary and centuries-old dry stone walls. Buyers here already know the island well, usually very well. Germans, British and Swiss nationals account for the largest share of demand, looking for something that has nothing to do with the club circuit. The inland areas around Santa Gertrudis de Fruitera, Sant Carles de Peralta, San Lorenzo and Sant Joan de Labritja hold the best of this market.

How much does a country house cost in Ibiza

Prices for rural properties on the island start at ₪8,315,890 for unrestored fincas in the quieter interior zones, rising to ₪37,666,090 for fully converted estates with panoramic sea views and substantial land. The average sits at ₪18,099,290. Sizes run from 200 to 609 sqm, with an average of 400 sqm, and bedrooms range from 3 to 8. Views are the single biggest driver of value. A finca with a clear sightline toward Es Vedrà or the old walls of Dalt Vila commands a significant premium over a comparable property without an outlook. Land matters too, and for a clear reason: rural building regulations on Ibiza are strict. New construction in agricultural zones is tightly controlled, which means the supply of authentic country houses is fixed. That structural scarcity keeps prices firm even when the broader market cools.

Where to buy a country house in Ibiza

Santa Gertrudis de Fruitera is where most international buyers start their search, and many finish there too. The village has restaurants, galleries and a calm social life that works year-round, and the fincas nearby are among the most polished on the island, with restored stone facades, mature gardens and pools tucked into the landscape. Sant Carles de Peralta draws a different kind of buyer. The northeast of the island is rawer, quieter and more generous with land. Properties here tend to be larger, with several hectares of terraced terrain, original beam ceilings and the kind of silence that is genuinely hard to find. Further north, the hills around Sant Joan de Labritja produce some of the most dramatic views on the island, looking out over the northern sea toward the coast of mainland Spain. And then there is the southwest, around Sant Josep de sa Talaia and the countryside near Ses Salines, where restored country houses combine rural character with fast access to Cala Jondal and the best beaches on the island. Each zone is a different proposition. The right choice depends entirely on how far from everything you want to be.
