Lisbon/Ajuda. Rustic land with possibility of passing to urban. Excellent location, between the Ajuda University Pole (expanding), the Liga Foundation, the Humanitarian Association of Ajuda Firefighters and the Monsanto Forest Park. Further away, but close enough, is the Ajuda National Palace.
The site has a configuration of about 22 m deep and 55 m usable width. In view of the other conditions and limitations contained in articles 49, 53, 54 and 55 of the Regulation of the Municipal Master Plan of Lisbon, the possibility of constructing a Housing building with five floors, a front of about 50 meters and a depth of 15 meters is considered, leaving the remainder of the lot as a public place. The land itself already has some buildings.
This building perspective is in accordance with the indication inserted in article 54 of the PDM Regulation, in point c) of its point 2), that the maximum IUB (Gross Utilization Index) be 2 m²/m² that would give for the 2,000 total meters of the land an occupation in housing of ± 4,000 m².
