The Costa Rica housing market draws buyers from across North America and Europe for reasons that go well beyond the postcard scenery. 2,358 houses for sale across the country reflect a wide spectrum: from ocean-view homes on the Pacific coast to jungle properties with private pools, from mountain retreats near San José to Caribbean-side bungalows with direct beach access. The expat community here is one of the most established in the Americas. Manuel Antonio, Santa Teresa, Nosara, Tamarindo and the Central Valley suburbs of Escazú all attract buyers with very different priorities, yet all find what they are looking for. The legal framework is clear: foreign buyers have exactly the same property rights as Costa Rican citizens, and that matters.

How much does a house cost in Costa Rica

Entry-level houses in less touristic inland areas start at €580,000. Oceanfront properties with private pools and tropical gardens can reach €3,400,000. The average sits at €1,300,000, with floor areas ranging from 1 to 63000 sqm and a typical size of around 1054 sqm. Bedroom counts run from 2 to 18. Proximity to the ocean is the single biggest price driver: a house one hundred meters from the water can cost twice as much as a comparable property a kilometer inland. Private pool, tropical garden, solar energy systems, covered terrace and garage are standard features at mid-range and above. Ma there is a practical point worth making: construction costs in Costa Rica are lower than in comparable Caribbean destinations, which means buyers often get significantly more space for the same budget.

Where to buy a house in Costa Rica

Manuel Antonio remains the benchmark for houses that blend jungle privacy with beach proximity. Properties here sit inside or right at the edge of a national park, with wildlife passing through the garden on a daily basis. Nosara, on the Nicoya Peninsula, has become one of the most sought-after addresses in all of Central America: well-maintained roads, a strong wellness community and houses that hold their value well. Santa Teresa draws surfers and those looking for a raw, independent lifestyle, with houses on generous lots at prices still below Nosara. On the Caribbean coast, Puerto Viejo de Talamanca offers a completely different character: colorful architecture, a relaxed pace and houses at prices that compare very favorably to the Pacific side. For urban convenience, Escazú and Santa Ana offer established residential neighborhoods with international schools, private hospitals and refined houses with private gardens within ten minutes of San José.
