The Portes du Soleil property market lists 34 houses for sale across one of the largest ski areas in the world, straddling the French-Swiss border. Houses here work differently from apartments. How much does a house cost in the Portes du Soleil

Prices start at €640,000 for houses set back from the slopes with no direct ski access, and reach €2,800,000 for ski-in ski-out properties with a sauna, double garage, and south-facing terrace. The average sits at €1,100,000. Floor areas run from 88 to 360 sqm, averaging 140 sqm, with bedroom counts between 3 and 18. Proximity to the lifts is the single biggest price driver. After that, a flat garden, a boot room and a sunny aspect add real value. And houses hold their price well here. Supply is tight because alpine terrain limits what can be built, and owners rarely sell unless they have a reason to.

Where to buy a house in the Portes du Soleil

Morzine is the most established market in the area. Traditional chalets and detached houses sit close to the Pleney gondola, with south-facing gardens that get sun from morning to late afternoon. Les Gets suits families well: the village is walkable, the slopes are gentle enough for children, and the houses tend to be larger than in neighbouring resorts. Châtel, at the eastern end of the French sector, still offers more competitive prices than Morzine, with generous plot sizes and open views toward the Swiss Alps. Saint-Jean-d'Aulps and La Chapelle-d'Abondance are quieter choices, with houses on larger plots, less tourist traffic, and quick road access to the main lifts. On the Swiss side, Champéry commands a premium, but the Valaisian-style houses there are genuinely distinctive and hold value through every market cycle.
