The Ibiza property market for houses is one of the most active in the Mediterranean, with 57 listings spanning traditional whitewashed farmhouses, detached family homes, and hillside retreats with private gardens. Buyers come from Germany, the UK, Scandinavia and the Netherlands, often choosing Ibiza over Mallorca or Formentera for one reason: the island has a year-round energy that smaller islands simply cannot match. Prices have held firm for years. That is not a coincidence. Supply is tight, planning restrictions are strict, and international demand keeps growing even in quiet seasons.

How much does a house cost in Ibiza

Houses in Ibiza range from €850,000 for rural properties inland, up to €16,500,000 for premium detached homes close to the sea in sought-after areas. The average price sits at €4,800,000. Floor areas run from 136 to 900 sqm, with a typical size of 417 sqm and between 2 and 15 bedrooms. What drives price here more than anywhere else on the island is the pool licence. Building a new pool is heavily regulated, so a house that already has one, or holds a valid permit, commands a significant premium. Garden size matters too: private outdoor space on an island with no room to expand is a scarce asset. And west-facing terraces, the ones that catch the sunset over the sea, are priced in a category of their own.

Where to buy a house in Ibiza

San José, in the southwest, is the reference point for upscale detached homes close to the finest beaches on the island, including Cala Conta and Cala d'Hort. Prices reflect that. The area around Santa Eularia des Riu on the east coast suits buyers who want a family home with space, a garden, and a calmer pace, without being far from restaurants and services. The north, particularly around San Carlos and Portinatx, offers larger plots and more privacy, with houses that still have room for olive trees and dry-stone walls. Ma the inland villages are where character lives. Santa Gertrudis de Fruitera concentrates some of the most sought-after rural houses on the island, with thick stone walls, vaulted ceilings, and gardens that stay cool even in August.
