luxury guide

The Costa del Sol house market is one of the most active in southern Europe, with 4,915 properties currently listed across a coastline that stretches from Nerja to Sotogrande. Houses here are built for outdoor living. Think private gardens with mature palm trees, heated pools, covered terraces where you actually spend the evenings, and double garages that double as storage for bikes and golf carts. The international demand never really drops, which is why supply stays tight. Marbella, Estepona, Benahavís and Mijas are the core markets. But Casares and Manilva, quieter and less exposed to mass tourism, are gaining serious attention from buyers who know the coast well.

How much does a house cost on the Costa del Sol

Prices range from JP¥46,977,600 for inland hillside properties in less-developed municipalities, up to JP¥499,137,000 for detached houses in the gated urbanizations of Sierra Blanca or La Zagaleta. The average sits at JP¥117,444,000. Floor areas run from 137 to 729 sqm, with a typical footprint of around 284 sqm. Bedroom count goes from 1 to 20. What drives the price up? Three things, consistently: sea views, plot size and the quality of the outdoor spaces. A house with a well-designed garden, south-facing pool and solarium terrace commands a clear premium. And because very few new builds are coming onto the coastal strip, that premium is not going away.

Where to buy a house on the Costa del Sol

Benahavís is the top choice for buyers who want space and security without giving up proximity to Marbella. The municipality covers a huge area of forested hills, and its gated communities are among the best-maintained on the coast. Nueva Andalucía suits buyers who want golf access and a fast connection to Puerto Banús and the beach. Estepona has transformed over the past decade: the old town is genuinely charming now, and the coastal urbanizations attract northern European families looking for a permanent home rather than a holiday retreat. Mijas Pueblo sits above Fuengirola with views stretching to Africa on clear days, and the houses there have character that newer developments simply cannot replicate. Ma it is the stretch between Casares and Sotogrande, close to Gibraltar, that offers the best value right now for buyers who are not in a rush but know what they want.
