Mallorca draws buyers who want more than a holiday home. 1,398 houses for sale on the island cover every budget and every lifestyle, from restored stone fincas in the hills to modern properties near the beach. The island's permanent international community is one of the largest in the Mediterranean, which keeps demand high and the resale market liquid. Houses here have a recognisable character: local limestone walls, covered terraces, clay roof tiles and gardens planted with citrus and almond trees. Palma, Sóller, Pollença, Valldemossa and Santanyí are the benchmarks for international buyers, but inland villages like Alaró and Binissalem offer genuine character at lower prices.

How much does a house cost in Mallorca

Prices for houses in Mallorca range from RUB 16,135,000 to RUB 393,290,625,000, with an average asking price of RUB 374,545,587. Floor areas run from 60 to 731230 sqm, averaging 877 sqm, with between 1 and 30 bedrooms. Proximity to the sea is the single biggest driver of value. A house one hundred metres from the water in Cala Ratjada costs significantly more than a larger property ten minutes inland. The condition of the renovation matters almost as much: a fully restored house with a private pool and new systems commands a premium of thirty to fifty percent over an equivalent property in need of work. Ma there is a practical point worth noting: planning permission rules on the island are strict, and not every unrestored property can be extended. Buyers should verify this before committing.

Where to buy a house in Mallorca

The southwest coast, from Palma to Andratx, is the most established market for high-end houses, with properties offering sea views, direct beach access and mature gardens. Sóller and Port de Sóller suit buyers who want the mountains and the sea within a few minutes of each other. The villages of the Tramuntana range, including Deià and Valldemossa, attract those who want stone houses with character, olive terraces and a quieter pace. Pollença and Alcúdia in the north offer large family houses at prices that still compare favourably to the southwest. And the southeast, around Santanyí and Ses Salines, is where buyers find houses close to some of the clearest water on the island, in a landscape of dry stone walls and pine forests.
