Detached planning zone
Use: Residential and Tourist use in detached single-family typology.
A detached single-family dwelling is understood as a typology where the plot is intended for the construction of a single house, with all façades set back from the side boundaries. However, this use also includes a residential development which, even within a single plot of sufficient size, allows the construction of several detached single-family homes, provided that the total plot area and the number of dwellings comply with the density standard of the zone and that all buildings comply with the applicable regulations.
✅ In this case, the plot allows the construction of 3 villas (detached single-family homes), in accordance with the established planning parameters.
Buildability: Net buildability on plot of 0.35 m² (buildable) / m².
Maximum height: Ground floor + 1, equivalent to 7 metres.
Minimum plot size: 600 m², except for plots segregated prior to the approval of the PTI which do not reach this surface.
Minimum frontage: 15 metres.
Maximum coverage: GF: 30%; First floor: 15%.
Setbacks: From streets 5 m; from other boundaries 3 m; between buildings on the same plot 3 m.
Holiday tourist-use single-family homes must comply with the applicable Tourism Decree in force.
