This diversity is reflected in the Land Classification and Qualification plan of the current PDM. The surrounding area is urbanized land including Residential Spaces - ER2, ER4 and ER5, Economic Activity Spaces - AE3 and Special Use Spaces - Ul1. The lands subject to this Prior Information Request are included in the PDM in urbanizable land in Special Use Space - Ul1 - Equipment. Volumetrically, we limit ourselves to 2 bodies, one being lower with 5 floors above the threshold level and which follows Augusto Veloso Street, aligning its height with that of the building located on the other side of the street, and another higher, with 10 floors above the threshold level. According to article 105 of the PDM and the attached table - Zone B, which defines the minimum parking parameters, we have: - gross service area - 1,739m2, which is equivalent to 34 parking spaces (17 public + 17 private) - with 70 rooms expected, these require 28 parking spaces, considering 40% of the accommodation units for a 4 to 5 star establishment. In addition to the 13 public parking spaces next to the street, the building has 3 basement floors for parking, totaling an area of 2,804.7m2. This area will be sufficient to house the 62 spaces provided for in the PDM. A hotel facility is only economically viable with a strong accommodation capacity, scale and quality of project. This is what is proposed, a high-quality reference on the western access to the Braga Exhibition Park, a true 'landmark'. The formal quality and materials to be applied will obviously be in keeping with the quality of the Forum's equipment, as well as the national and international events that take place there and bring great prestige to the city. It also constitutes a volumetric counterpoint to the Convention Centre. The planned implementation is aligned with Rua Augusto Veloso, with a total area of 454.3m2 expected to be given over to the public domain, which will allow for the correction of the street's layout, the creation of a public parking strip with 13 spaces (2.25x5.00m), and a 3m wide sidewalk punctuated by pots with 8 medium-sized trees.
