These 18,000m2 are made up of two lanes adjacent to the streets: along the entire length of Rua do Prado, a lane about 30m deep and along the entire length of Rua dos Combatentes do Ultramar Portugues (EN 109), a lane with about 70m deep.

The maximum buildability allowed in these two bands is equal to the gross construction area (Abc) resulting from the product of the total land area (Att), allocated to the category of space, by the gross construction index (Icb), where Abc = Att x Icb. In this case, the gross construction area is about 7,200m2.

The remaining area inside the two lanes is inserted in an area of Fundamental Ecological Structure, allowing future constructions to come into contact with a vast existing green area. The council's PDM admits that camping and caravan parks, recreational and leisure areas, holiday camps, tourist developments and facilities of public interest can be installed, increasing the potential of this land.
