Farm with farmhouse in a beautiful and pleasantly isolated setting in the middle of Tuscan nature, it is located in Civitella Paganico in a strategic position near the Grosseto - Siena - Florence highway, about 30 km from the sea, near Etruscan spas, a short distance from medieval villages of the Maremma, and at the center of the famous wine roads of Maremma (Brunello di Montalcino, Monteregio, Morellino di Scansano and Montecucco).
The farmhouse consists of two main buildings for a total of 650 square meters.
The main house, about 450 square meters, is spread over 3 floors: on the ground floor the owners' apartment consists of 6 rooms plus a bathroom. The apartment also partly extends to the first floor, reachable via an internal stone staircase, where there are two bedrooms and a second bathroom.
The remaining part of the cottage consists of four apartments for the guests of the farm.
On the first floor apartment with kitchen, two bathrooms and two bedrooms. It can accommodate up to 6 people.
The second floor is divided into 3 apartments:
- Apartment with kitchen, bathroom and bedroom for three people and a small balcony;
- Apartment with kitchen, bathroom and dressing room and double bedroom. Balcony;
- Apartment with kitchen, bathroom and dressing room, double bedroom and a passage room with two single beds that can be converted into a double bed.
On the ground floor a wood-burning fireplace-boiler has recently been built to heat the entire farmhouse.The building is also equipped with two autonomous LPG boilers: the first heats the ground floor and the first floor while the second manages the three apartments located on the second floor. The building also has a storage tank of 400 liters of hot water.
In the main building there is a centralized suction system.
Another building was recently built on the farm, about 200 square meters with 40 square meters of portico used partly as laboratories and partly as a tasting room with kitchen.
There are two other sheds, numerous sheds and other volumes still not used can be recovered.
The land is about 24 ha and is occupied by about 150 olive trees, 0.4 ha of vineyard, 4 ha of wood, a strip used for reforestation and the remaining part is arable land. The land has been organically run for over 20 years. On the land there is a small reservoir used for irrigation.
About 4 ha of land are occupied by natural and partly cultivated truffle fields.
The company is equipped with agricultural equipment: a Massey Ferguson crawler tractor, morgane, subsoiler, an old plow and various equipment.
