Description
'Solar da Sr.ª da Rosa', designed by the renowned Arq. Raul Lino in the middle of the 8th century.
Located in the parish of Faja de Baixo, municipality of Ponta Delgada, with sea views to the south and views of the mountains to the east.
The Tourist Project has been approved, which includes the rehabilitation of the Manor House and the construction of six houses for the hotel business.
Land area = 4022 m2.
Gross area = 1213.09 m2:
- Basement = 148.61 m2
- Ground floor, including Ermida = 674 m2
- 1st floor = 390m2
Urban land to the south = 10674 m2 and allows construction of 40%.
Lot of access to the land = 589 m2
With the recent annexation of the land to the east of the development, we emphasize that:
1) The total area of urban land is 28,869.67 m2, plus 589 m2 of access from Rua da Sra da Rosa to the south.
2) On the present date, it will be possible to build a hotel with a minimum of 50 rooms (more rooms or fewer rooms, as they see fit), just by expanding the Solar (currently with a project for 10 rooms) to East (in the plan marked with No. 1) with 24 rooms and towards the West (in the plan marked with nº 2) with 16 rooms, all connected to the Solar.
3) The solution described in point 2, will also allow the construction of 14 T2 apartments/villas, 4 T3 apartments/villas and 2 T1 apartments/villas, leaving about 14,000 m2 to the East which will allow the expansion of the tourism project or the construction of a closed condominium (combining the 20 apartments/villas already designed) plus the construction of 40% with 2 floors in the remaining area.
4) The leisure area, swimming pool, solarium, initially designed for West do Solar, in this new solution will be transferred to the East - South land, next to the 24 rooms.
5) Car access to the Hotel will be made directly from Rua Sra da Rosa to the basement to be built under the building identified with nº 1 (24 rooms).
