The contrast is typical of the hills of the Marches, transformed over the years, passing from the plowed countryside and arable land of the 60s to today's woods and clearings, with the result that villages, hamlets and, as in the case in point the villages set like gems loaded with the richness of history and popular traditions. URBAN FRAMEWORK - The entire context falls within the current PRG of the Municipality of Montefortino, in an agricultural area with the exception of the built-up area classified as zone B2 of "extensive completion", with a land manufacturability index equal to 1 mc/m2. Approximately 90% of the property has used this index for the purpose of building a tourist-residential complex, already authorized by the municipality, and whose works are in progress. The remaining 10% share can be used for any future extensions or mergers of the building, depending on the intended use of the property. Urban destination B2 envisages the construction of predominantly residential interventions, however, the construction of tourist accommodation facilities is also permitted with a change of intended use and retrieval of standard areas, which, in the case in question, are widely available. The distances from the borders must respect the minimum quotas of 5mt and likewise for the roads and 10mt from the buildings. The maximum length of the fronts of the buildings must not exceed 30 meters in length and 8.5 meters in maximum height, the number of floors is limited to three. DESCRIPTION OF THE AGRICULTURAL LAND - The land forming part of the complex, with the exception of the building portions, has an extension of 32 hectares partly arable land and partly wooded, facing south-east and open on the hillside of the foothills of the Sibillini Mountains . The entire farm extension is in a single body crossed on the western side by the municipal road which connects the provincial roads to Montefortino and Amandola, and which constitutes the only access road to the whole property. DESCRIPTION OF THE BUILDINGS - the building complex is divided into five different buildings, identified from A to E, these are served by the internal road system which is perfectly maintained in the oldest part, while in the part under construction it is still shipbuilding use but still perfectly passable by any means. Building A - It has three distinct bodies, of which the central one is the oldest, with original sandstone walls, to which two extensions have been added to the east (three floors) and to the west (two floors) partly in exposed brick and part with plaster, with perimeter canopy on the south side. The manor house is located on this building, with a notable characterization deriving both from the internal finishes with wooden floors and stairs, decorated ceilings and very pleasant finishes in their particularity. The fixtures are made of wood with doors and the doors are antique in solid wood. On the ground and first floor there is the living area, with large halls and fireplace, the kitchen and a bathroom. There is also a library and entertainment rooms on the second floor. On the third floor, there are bedrooms and toilets. Of notable interest are also the furnishings and furnishings, which give the entire context a typicality of an ancient sign in which the smell of family history shines through, both for the richness of the details and for the care taken in the finishes of the walls and ceilings . Building B - It is located to the east of the previous one, and consists of a villa, built in stone and brick, with a loggia and terrace facing the south wall with particular finishes that make it an authentic building jewel. The architectural lines have been particularly accurate, both in the walls and in the arches, the aesthetic aspects are well emphasized both in the colonnades and in the shape of the openings. The railing on the front of the entrance has been recovered and is original from the 1800s and gives particular pleasure to the terrace and the loggia whose roof is made up of real brick vaults. The interiors are exceptionally finished with the typical materials of the area: wood and lime plaster, as well as the fixtures and furnishings are in harmony with the entire context with a pleasant sensation of peace and tranquility. Building C - It is a tourist accommodation complex spread over three levels, and completed in the structures and external infill walls, while the interior is still in its raw state. The construction of nine apartments of 60 square meters is planned. each and for a total of 530m2 in addition to the appurtenant works. Building D - It consists of rooms immediately below the swimming pool under construction, in the basement with respect to the support surface of the same and in which the equipment and operating mechanisms are housed.
