URBAN PLOT WITH PROJECT AND LICENSE: 720 M2 OF BUILDABLE ROOF, located on Avda. Antonio Machado, the main road along the coast. With access by said avenue and by the Camino Real de la Carihuela. 150 m from the seafront and a few minutes walk from Puerto Marina.~Vacation area par excellence, it is surrounded by hotels, restaurants, entertainment venues, supermarkets, shops, etc. It also has, among other public services, a post office, the Department of Tourism, local police, banks and good communications.~~It has a deeded area of 312m2, although in reality, and according to the topographic survey and the new alignment of the Camino Real de la Carihuela, it exceeds 380 m2 of land.~~Surfaces and distributions: see in the attached files the table of surfaces and floor plans of the basic project carried out, endorsed by the College of Architects of Malaga. The rooms are quite spacious, seven of them with a terrace and all with a kitchenette equipped with electrical appliances.~~The location is unbeatable for this tourist activity with great demand in the area throughout the year. The management is very easy due to the simplicity of the business, and it offers a high profitability as it lacks significant labor costs: 1.5 jobs if the exploitation is carried out by the owner.~~The current project is subject to modification if deemed appropriate. 10 apartments or studios can be made for sale, justifying the parking spaces required or, a large commercial premises, with houses on the upper floor and under cover. 10 parking spaces could also be created in the basement and ground floor, gaining height. There are numerous parking spaces in Plaza Solymar so it could be negotiated to possibly dispense with the creation of new spaces.~~The property could be transferred with the work already carried out according to the hostel project, with the first occupation license granted and the delivery of keys, discussing the contribution, or it can also be sold in its current state together with the existing basic project.
