LOCATION
Located between Livorno and Castiglioncello, this design villa is enclosed within a garden planted with palm trees and plants of various kinds that recall the atmosphere of an oasis, despite being less than 200 meters from the sea and a few km from the city centre.
Near the house, in addition to access to the sea, you can enjoy a pedestrian path that runs alongside the coast for a long stretch, ideal for walking, jogging or even just to enjoy the panorama that the clear sea offers in this part of Tuscany.
GARDEN AND OUTDOOR SPACE
More than 2000 square meters of garden set up with medium and tall plants of various kinds. The luxuriant perimeter hedges guarantee absolute privacy.
There are many corners where it is possible to set up relaxation areas with tables, chairs and sunbeds, being able to enjoy moments of leisure in absolute privacy.
INTERIOR LAYOUT
VILLA
Basement: Accessible both by staircase and lift, we find bright environments thanks to the skylights in every room.
This part of the main villa finds its underground connection with the annex. Large living area, gym, laundry room, Turkish bath and single bedroom.
Ground floor: Large entrance onto the hallway area which overlooks the living room with fireplace and large French windows on both sides which allow access to the slightly raised terraces with respect to the garden. Going along the corridor you come across the entrance area again and you reach the eat-in kitchen; from here too we can access the outdoor area thanks to the large wall with windows. In the pantry area there is also a small service for guests; here we find the lift that connects the various floors of the structure.
First floor: Going up the stairs, they meet the two single bedrooms both with access to the terrace they share, a bathroom with tub serving the bedrooms and guests who can use the rooftop. The master bedroom has a small fireplace, a jacuzzi in the room, in the en suite bathroom we find a large shower. The walk-in closet is accessible from both the master bedroom and its en suite bathroom. A French door leads to a walkway that connects the master bedroom to the rooftop of the dependance where there is a solarium area and an infinity pool overlooking the sea.

DEPENDANCE
Basement: area that joins the main villa and where we find: a double bedroom with en suite bathroom, a single room and the spacious corridor that leads to the living area below the villa, here too access can be obtained via a staircase or by middle of the elevator.
Ground floor: habitable porch overlooking the garden and patio, a double bedroom with en suite bathroom.
Covered floor: solarium area with swimming pool.
