In the heart of the Netina countryside just 7 km from Noto, a beautiful farm consisting of two blocks of flats and a large agricultural land.
We are in the Grattaluri district, on the slopes of Monte Finocchito, an important settlement dating back to the Neolithic.
The property is reached along a characteristic consortium road (about 5 km) partly dug into the rock among caper plants, centuries-old carob trees, almond and olive trees. Within the land, almost 20 hectares, there are two buildings, the first is an old farmhouse that has already been renovated dating back to 1897, has an area of 130 meters and is immediately habitable; the second is a new building, currently in its raw state (255 m²) to be completed.
The two buildings are located in the upper part of the hill, about 350 meters above sea level and offer a wide and suggestive panorama: to the south the plain of the Tellaro river formerly Eloro and the Sicilian channel, towards the east the view extends over Noto and the sea Ionian.
The farm is currently in production, carob, almond and olive trees are cultivated, surrounded by the typical Mediterranean vegetation among bushes of thyme, mastic, rosemary, myrtle, wild fennel, sage, dwarf palms and pear and wild olives, indigenous plants that have always been used in the kitchen or to make everyday objects for work and life in the countryside.
The oldest building still has the date of construction (1897) carved on the architrave at the entrance to the house, here there is a large baglio (courtyard) onto which the various rooms overlook; internally it consists of a kitchen, a living room, two bedrooms and a bathroom. The conditions are good and with a few modernization works the house can be inhabited immediately, the house has double glazed windows, air conditioning and a wood stove, the floor is ceramic and the same in every room.
The block to be completed, has a characteristic "U" shape with a spacious internal courtyard, the property is designed to create an accommodation facility but can be modified to become a manor house.
Also from this building you can enjoy a wonderful panoramic view over the city of Noto and up to the sea.
The fund is equipped with a borehole and an irrigation system.
