The centre of the courtyard boasts a spacious terrace structure made of local Kanfanar stone, planted with lavender and rosemary. The courtyard is surrounded by jasmine, hydrangeas, vines, oleander and a kitchen garden with herbs, as well as cypress trees, fig trees and medlar trees.
The main building, characterised by its Venetian style, is dedicated to the core rituals of life: sleeping, resting, cooking and eating. It features 7 bedrooms with double beds, 5 of which have en-suite bathrooms, and 2 with private bathrooms across the hall. The main house contains several large communal rooms, as well as a spacious living room and a fireplace room on the Piano Nobile. The ground floor is home to a kitchen for cooking and a large pantry to support the main kitchen. It adjoins the dining room.
The small "Kuci" pavilion is a separate house that functions independently of the main building and provides sleeping space for two people. It has its own living room with open fireplace, kitchenette and terrace.
The pool and pool house are situated in a separate area of the property. Two small stables and a bocce court at the end of the estate evoke the property's past as a lively Venetian estate. The life of all the buildings unfolds naturally in the central courtyard, where everyone can gather on an expansive terrace to sit together and enjoy the ensemble.
The ruins of the old stables form the side wing. These are secured and planted, and are suitable not only as a sheltered retreat but also for family meals, larger celebrations or even outdoor movie nights under the starry sky.
There are plenty of places to sit and relax: the main terrace in front of the kitchen with large table, the terrace above the entrance "cube" with extensive views, the private terrace of "Kuci", the area of the old barn floor and the platforms of the pool area. There are two covered on-site parking spaces and an additional open car park for ten cars.
Furthermore, this property has a rare classification as a "Tourist Rental" (5 stars), which is currently being used very successfully on a seasonal basis!
Substantial expansion reserves: The barn adjoining the main house and the open wing of the ruins can be converted for residential or other purposes. Likewise, the two previously undeveloped small sheds in the middle of the courtyard could be made use of. The car park and the eastern plots with the driveway offer additional potential for development.
