Description
A TWO-LEVEL HISTORIC BUILDING, known as Palazzo San Marco, located in the historic center of Grottaglie on Via Vittorio Emanuele II, recently undergone a CONSERVATIVE RESTORATION. Structured like an ancient cloister, it has a covered area of approximately 537 square meters, plus approximately 200 square meters of atrium and internal courtyards. Access to the building is from the atrium, which, via a covered passageway, leads to a second large rear courtyard, overlooked by the second-level balcony. The two buildings are connected by a veranda with a balcony. The first residential unit on the ground floor consists of three independent rooms, each with a kitchenette and a full bathroom (only one of the three rooms has a whirlpool tub). A second residential unit on the first floor consists of four rooms, including a shared room used as an entrance hall and equipped with a kitchenette, and the other three rooms, each with a bathroom. The remaining portion consists of commercial spaces with adjoining bathrooms and storage areas, partly on the ground floor and partly on the first floor, one of which has an additional independent access from the street. The first floor features panoramic terraces and a veranda with a balcony. The exterior floors are made of 30x30 cut stone, while the interior floors feature designs on a Sienna background and colored ceramic tiles. The structure is equipped with boilers and heat pumps, which supply energy to all the fan coil units installed in each unit, allowing them to independently control heating and cooling. Furthermore, there is a new Jacuzzi-style hot tub (not yet installed) that can be placed on one of the panoramic terraces. In the entrance hall, there is a large ancient cistern (formerly used to collect rainwater) that could be used as a cellar or a rock pool. The property is suitable for use as a large private residence or as a hospitality facility or restaurant.
