Description
Complex of buildings distributed over a large plot of land in an excellent position on the island of Murano. It enjoys the possibility of two entrances, one from the sea and one from the land, both located on an excellent internal-external relationship as they are on two large public spaces. The 1st access is the one on the Venier foundations, which allows a direct arrival from the canal and enjoys the monumental entrance of the Correr palace, a significant historical building that presents the classic typology of the aristocratic lagoon palace. The value of its architectural and decorative heritage is contained in a publication "Marsilio" Palazzo with an exceptional significance on the side of Cultural Heritage at an international level. It is important from a real estate point of view to underline that the front of the building has a foundation area, facing the façade, of such a size as to allow this public space to be used as a seating area available for a refreshment activity. The second access is positioned on the street perpendicular to the foundation and allows entry to the open area and the existing volumes distributed in the rear part of Palazzo Correr. It can be accessed with a short journey from the foundations and the related canal which also allows you to take advantage, for the second access, of arriving by water taxi. Palazzo Correr presents inside the classic typology of the lagoon palace shaped by the distribution of the so-called passing hall. This typology is perfectly implemented on the ground floor and first floor while on the top floor the passing hall is interrupted by rooms which create an apartment with the rooms all facing south, i.e. which benefit from the view of the canal. An integral part of the typology of the Palace is the part behind the south facade which is made up of the traditional garden which today has a width from west to east equal to the facade of the palace. The garden, on the north side, the furthest from the rear façade of the Palace, has been enriched, in its terminal section, with a coffee house, a specific element of the bonvivant taste of the 17th century residences, the period to which the construction dates back. In this case it presents itself with a neoclassical layout with columns of white stone material with an important architraved architecture. From the coffee house, in fact, you can access the rear part of the building complex via a wide and long path, a kind of tunnel. This long and broken tunnel is the passage that allows the different blocks of the existing volumes to be joined to the spaces underlying the large ground. This building is located on the western and eastern edges of the large green space where there is also evidence of large-scale glass production. From the point of view of typology, the two strong volumes to be placed on the same floor of the Palace are those historically built to house the glassmaking activity. They appear as empty spaces from heaven to earth with exposed trusses and brick curtains alternating with specific Istrian stone inserts to reinforce some points with high walls and no walls that tie the whole thing together. These volumes are still part of the glassmaking activity present in the complex. The part for civil use and glass factory and not directly part of Palazzo Correr is distributed around a large green area opposite, characterized by the presence of tall flora which constitutes great potential for positioning the hotel on the high ranking because it allows you to include, for example, a large swimming pool which is a discriminating element in establishing the level at which the future hotel will be positioned.
