On a mixed property of approximately 56 hectares, located in the parish of S. Bartolomeu de Messines, municipality of Silves, with a project for a 4-star agrotourism development already approved by Turismo de Portugal and the Silves City Council for 30 rooms. The main hotel building will be located on a flat plot of approximately 6 hectares at the northern end of the property, served by an existing public road at the northern end of the property that intersects directly with the IC1 for cargo and staff, and the main entrance for guests is on another road also accessible by the IC1 but the latter is private and crosses the property in its central part until it intersects with the other public road to the north. The hotel on the main floor, in addition to the rooms (all suites with areas required for the 4-star classification), has a reception with a large hall with a leisure area and 2 shops, a bar and restaurant, a living room, another games room, pantries, administrative and technical areas. On the lower floor there is a fully equipped spa with a massage pool, various showers, sauna, Turkish bath, a rest area, massage room, changing rooms, reception and a small bar for natural drinks. There is also a medical office and rapid diagnostic facilities for emergencies. On the upper floor there is a single wing reserved exclusively for rooms. Outside, in addition to the pool, there is a terrace accessible from the restaurant and the bar (as an additional feature) and 2 paddle tennis courts. On the rest of the property, there is approval to plant and sell 10 hectares of vineyards in the central area and to rebuild some urban facilities scattered throughout the property to function as equipment/services such as a restaurant, to convert them into stables, etc. or to convert them into premium accommodation. In the southern area, there are two dams with great potential as a source of water for agribusiness (vineyards, fruit trees) or for leisure/tourism activities. There is a request for information for a village of 1 and 2-bedroom bungalows around the lakes, currently approved only by the Portuguese Tourism Board, which would increase the occupancy rate of the hotel unit. The Estate has direct access to the IC1 (which connects Lisbon to the Algarve), is located just a 3-minute drive from the A2, and 6 minutes from the town of São Bartolomeu de Messines, with all the shops and services necessary for day-to-day life. The beaches of Armação de Pêra and Albufeira are 25 and 30 minutes away from major urban centers such as Portimão, Silves, Albufeira and Faro, including the Airport and the Central Hospital.
