HERDADE IN ALENTEJO, near Estremoz and Portalegre

Location: A property with 76.8 Ha, in centre south of Portugal, in the District of Portalegre - Alto Alentejo region, between two UNESCO cities Evora and Elvas (1,40 hour from Lisbon) by highway, 30 minutes from the highway to Spain and all the countries of Europe.

Concept: International Endurance /Race Training Centre for the Arabian horse and a Falcon Breeding Club in Portugal, an Arabic Jewel (due to his architecture) in the region of the 'old Al-Andalus Empire' (see the annex in the brochure with the historical articles).
The idea, is to be in this wonderful, untouched and beautiful region (1,40 hour from Lisbon), to breed and to train the major part of one's own Race/ Endurance horses and Falcons for hunting.
The architecture of the Equestrian Centre is an Arabic jewel in Europe and the size and dimension will be the one suggested or other more appropriate for a Private and Exclusive Resort, or for a Private Condominium, doing the construction by phases ( construction of the Equestrian Centre, Team village (20 apartments) and the falcon breeding units (each one for 24 falcons) and an hotel (120 or more rooms) or even a Main Residence and later the 40 houses in the suggested type and dimension or even different.

Highlights:
Alto Alentejo region and is considered unique by Financial times, because still genuine, intact, in what concerns her historical background as the Arab culture in several matters, as gastronomy, language, objects, architecture, wine, monuments, and castles.

The triangle Monforte / Elvas / Fronteira (Alto Alentejo) is the heart of Endurance race horses and horse Arabian breeders.

International Endurance Championship, each year in April, sponsored by the United Arab Emirates is near by.

Costs: a third of the costs that would be paid, if we talk about countries like France or Germany, for all these activities and maintenance in Portugal.The proper soil for races, (the Romans used this region, to do horse races) make this proposal interesting, because they can train all the year, especially in winter time.

Airports: for our customers we have an Airport nearby at Ponte de Sor (airport certificate, for private jets at Ponte de Sor Airport).
The Ponte Sor airport is available for private jets until an Airbus 320 and can provide land to build the hangars for its owners.

Soil: the appropriate soil for hoofs. Portalegre and Estremoz region has the proper soil for races, (the Romans used this region, to do horse races).

Nine castles (Estremoz, Elvas, Evora, Evoramonte, Campo Maior, Monsaraz, Arronches, Marvao and Castelo de Vide) and the two cities where the kings of Portugal used to stay in holidays: Vila Vicosa and Estremoz.

An Hospitality School in Portalegre (one of the nearest towns) to supply the adequate staff for the Resort.
Teams are easy to built in this region, with a good climate: for training the Endurance/ Dressage horses and breeding and training falcons for hunting all the year. After raised and trained in Portugal, also in Winter time, with a third of the cost, the horses can go for competition here and in Germany, France, or England, or any European country, where it's most appropriate for each individual horse. The same idea, was applied in the USA where many horses became more successful in other markets like Chicago, Louisiana, San Francisco, Kentucky and not only in California or New York.

Climate: the similar climate conditions of Portugal and Gulf countries in Summer, important to breed falcons (that will be export to Gulf countries) and to train them as the horses, outside with 45 degrees, sometimes, for instance.

Safety: For initiating the younger generations from Royal families, it's ideal, because our country is very safe. Many prominent families have sent their sons here for both holidays and on the job training. (Prince William has spent time here on various occasions). Wine region: more than 30 Cellars (several of the best wine regions in Portugal - Group Rothschild, Joao Portugal Ramos, only to mention a few.

Options: all the necessary infra-structure is there to create several options to the owner:
A - An International Endurance /Race Training Centre* with Falcon Breeding Units, with a private big house (can be the size of the hotel) for a private owner, who wants privacy and some more houses (until 40), for his guests from Gulf region, in a land with 76,8 Ha project (knowing that he can make a Resort, in another phase, if he changes his mind).
B - A Resort with one hotel (120 to 200 rooms) and 40 houses (76,8 Ha) and a Team Village with 20 apartments, an Equestrian Centre, a Breeding Falcon Centre** and Club house.
The project could also be a support to the International Endurance Championship, an Annual Endurance International Event at the same place, in Fronteira, Alto Alentejo, very near.

3 - Licenses/permissions stage:

This property near Portalegre - Portugal with 76,8 Ha with a PIP - 50.000 sqm (7.258sqm are in REN area for leisure equipment's) of construction with the respective licences and a contract between the Municipality of Monforte and CCDRA (the official entity that runs Alentejo Region) certifying our project, after final decisions from the new owner, about the Masterplan.
The contract is included in Annex 1. We have designed a Masterplan and a Table of Areas (we will send in Annex 2 ) that have been approved by the Municipality

4 - Planning approval (s), Environmental Impact reports, Permits, licences, Government/regional approvals, tenure, legislation/regulatory framework where appropriate

The existing approval is the one of Annex 1.
When the final Masterplan and its content (number and type of units to be built) will be decided, then we will enter in a new phase of approval procedure, where, for instance, an environmental report will be produced.
CCDR of Evora (the Government Entity for all the approvals with the different matters) has already evaluated the present Masterplan defining the type of construction in each area of the land and advised also on other conditioning matters.
