Specifications: ELECTRICITY GENERAL: The electrical installation will be carried out according to the French standard NF C 15 100. It sets the rules for the design, construction and maintenance of low voltage electrical installations in France. It offers occupants optimal safety and a guarantee of proper operation. INSTALLATION: The wires and cables used are NEXANS or INGELEC brand, the wires will be conducted in an AISCAN, INGELEC or INES brand corrugated tube. The passage of the ducts and the pulling of the cables will be done through the crawl space of the villa. MODULAR PROTECTION: The villa will be equipped with a SCHNEIDER ELECTRIC, HAGER or EATON recessed electrical panel with protection against property and people. EQUIPMENT: The villa will be equipped with LEGRAND brand equipment, CELIANE or DOOXIE range, white or black for: * All exterior power outlets are waterproof with an IP55 protection rating. LIGHTING: The villa will be equipped with white spotlights, ceiling suspensions, wall lights or chandeliers and light strips, all in low-consumption LED, with a temperature between 4000 and 4500 °K. The exterior entrance hall will be equipped with spotlights with infrared motion detector to ensure optimal lighting at night. The parking lot lighting will be provided by projectors with infrared detectors. The opening and closing of the sliding gate of the villa will be connected to a Hikivision type videophone or similar. The garden will be lit by installing waterproof wall lights with IP55 protection rating and stake spots for each tree planted. PLUMBING / SANITARY GENERAL: The villa will be supplied by a borehole with a depth of between 80m and 120m and a diameter of 30 cm. A pump will allow the extraction of this water in a polyethylene pipe towards a water tank sized according to needs. Once this water is stored, it will be treated and distributed in the villas to ensure the necessary comfort. The distribution of hot and cold domestic water will be carried out, through the crawl space, in PER tube in a sheath with a color code (red/blue) to differentiate hot water and cold water. Hot water production will be done by a JOHNSON CONTROLS brand thermodynamic tank with low energy consumption (from 280 liters) or similar. The wastewater will be evacuated into the septic tank located in a defined location in the plot of land. Rainwater will be evacuated outside the villa to a collective urban network or into a soakaway well. DISTRIBUTION: The first EC/EF outlets will serve the collectors located not far from the bathrooms in order to guarantee almost immediate hot water everywhere. Then each collector will distribute, in direct connection, the female elbow recessed box, without coupling. Each outlet will be equipped with an isolation valve at the level of the collectors. WASTEWATER DISPOSAL: Wastewater drainage will be made of 100mm PVC for WCs and 50mm PVC for showers and sinks. The latter will descend independently into the crawl space in order to be grouped there in a 160 PVC equipped with a non-return valve, then directed towards a buried manhole which will then connect directly to the pit. The latter will be equipped with a trapdoor to ensure the emptying of the pit, which is done approximately every 5 years. The static ventilation of the septic tank will be done using a 100 mm PVC pipe at the highest point of the buried manhole in order to avoid a return of water and will be evacuated on the roof of the villa. This system allows the evacuation of gases coming from the septic tank EVACUATION OF RAINWATER The rainwater will be directed, via a system of slopes, towards five lead gargoyles distributed on the roof, then conveyed vertically by PVC insulated conduits of 110 towards the crawl space to avoid the noise of water flow. These will then be grouped together and then extracted into a collective urban network or into a lost well. SANITARY: - The five WCs will be of the GEBERIT brand suspended type with their chrome finishing plate. - The suspended toilet bowls will be Vitra brand or similar with a cushionable seat. - Mixer taps will be GROHE or HANSGROHE brand for bathrooms. - The basins will be of the “countertop” type in ceramic with a corian or other shelf. - The shower columns will be of the GROHE brand recessed type. - Each toilet will be equipped with a GROHE hand shower nearby. - A draw-off tap will be installed outside, near the gate. - Drawing taps will be installed in the garden to ensure watering. AIR CONDITIONING / HEATING / VENTILATION GENERAL: Air conditioning and heating will be carried out by the HITACHI brand reversible inverter ducted system. The indoor unit is hidden in the false ceiling in order to preserve the aesthetics of the rooms. Insulated ducts (so as not to lose calories and avoid condensation) will transport the cool (or hot) air to the diffusion grilles located above the bay windows, and a management thermostat will be installed in each room. Inspection hatches will be installed in each bathroom and one in the laundry room, in order to access the interior units for their upkeep and maintenance. The exterior groups will be installed on the roof of the villa so as not to mar the facades. Ventilation will be carried out by a low-consumption, self-adjusting single-flow VMC with humidity detector, S§P SOLER PALAU brand or similar quality or other if not available.
