SALE OF A PRODUCTIVE COFFEE FARM of 14.00 Hectares. Considerations “Finca San Isidro” The farm is located in the municipality of Boconó, rural area, Loma de Mitimbis, Trujillo State, Venezuela. It is a property that includes two beautiful rustic-style houses, with a large area of land used entirely for the production of coffee cherries or parchment coffee. These lands are distinguished by their climatic conditions and soils, where coffee grows optimally and with high productivity. Agroecological and social conditions: The farm is situated at an altitude of 1,600 meters above sea level, in a traditionally coffee-growing area dating back to 1830, an activity that was and continues to be the main source of income for this municipality. It is located seven kilometers from the town of Boconó and 10 minutes from the airport. It is situated in the best coffee-producing lands of the municipality. With a rich cultural heritage tied to coffee, the area was once a major exporter of the bean to Europe and the United States. There is a skilled workforce in the surrounding area for the farm's operations, and its inhabitants are respectful, hardworking, and well-mannered. The topography features moderate slopes (without flood zones) and clay loam soils, ideal for coffee cultivation. The property borders the El León stream, a gallery forest, and several natural springs. Potable water is supplied by the municipal aqueduct. Electricity is available at both 120V and 220V from the national power company. Technical considerations: Total area: 14 hectares. Temperatures range from 10 to 28 degrees Celsius. Rainfall is ideal for coffee cultivation. Currently, there are 27,000 coffee plants, mostly young plants between 2 and 12 years old, in full production and cultivated using excellent agronomic practices. Currently working to expand the planting by an additional 15,000 coffee trees. Current production is 30,000 kilos (670 quintals) of high-quality, selected coffee beans, with a projected 36,000 kilos of coffee beans for this new year. The coffee is of the highest quality and meets the most demanding standards. Varieties planted include Catimor, Castillo, Villanueva 27, and Caturra. The beans undergo rigorous quality and tasting tests (reports available).
