The house dates back to 1700, in the years 2005-2007 it was the subject of a careful restoration in the smallest details with original materials. Almost all the rooms distributed on four floors of about 220 square meters each, have beautiful frescoed ceilings. On the ground floor two bedrooms, two en suite bathrooms, living room, dining room, large kitchen with fireplace and wood oven, cellar, laundry room and technical room. On the mezzanine a comfortable wardrobe room. On the first floor entrance hall, library with bookcase obtained from ancient doors, dining room, kitchen, three living rooms with a large balcony, guest bathroom. On the second floor four bedrooms, three en suite bathrooms and two living rooms. The attic floor, with Tuscan warping of imposing exposed beams, has habitable heights and characteristics, currently unrestored, is already equipped with connections for electrical, hydraulic and heating systems. Six large bedrooms and three bathrooms can be set up. The roof is accessed by a spiral staircase to a turret that allows a 360° view. All the electrical, hydraulic, geothermal heating systems at very low costs, date back to the time of restoration, as well as grated railings and shutters. The property includes the ancient stone volumes of a stable with shed and washhouses adjacent to the ground floor, in which a spa could be created using geothermal water. In the park there is also a newly built outbuilding complete with services, currently used as an art atelier, of about 90 square meters including a greenhouse. Between the villa and the annex there is a valuable terracotta terrace with stone walls, another terracotta terrace in front of the atelier, one in pietra serena on the ground floor. A short distance from the latter are the electrical and hydraulic connections for the construction of a swimming pool. The property is approximately three hectares, of which over half are fenced, partly with monumental stone walls. Upstream from the villa is its centuries-old park of holm oaks and cypresses, downstream the garden overlooks the olive grove, of the approximately 120 olive trees a third are within the fence and are regularly productive. Two ancient underground brick cisterns for rainwater of approximately 80 cubic meters in total allow irrigation without resorting to public water. Access to the two entrances is via two avenues lined with lime trees and horse chestnuts, each served by a driveway gate, the upper one automatic. Another gate gives access to the countryside, furthermore a pedestrian gate accesses a local road. Above the park is a large ruined stable regularly registered, recoverable as a volume to create another residential outbuilding. The environment gives visitors maximum relaxation, the residence is located in a strategic position in a unique and uncontaminated context. The geographical position, the pleasant climate, the value of the landscape, as well as the presence of important tourist towns Volterra San Gimignano Siena determine the natural tourist vocation of the territory. The road that leads to the structure winds through woods, immersing the guest in the most classic of uncontaminated Tuscan landscapes.--b1c436352f35261bbf92470c9c099d59!
