The site covers a total area of approximately 1.0297 hectares. Location: The operational premises of this company construction are located in 9072 Nagyszentjanos at the entrance to the village, in the immediate vicinity of the international, currently two-track Vienna-Budapest railway line with a station for passenger traffic and sidings on both sides for the handling of all types of goods. The existing two-track railway line between Budapest and Vienna is to be expanded to a four-track line. This railway project is fully planned and in preparation; the planned project duration is approximately 10 years. The railway construction project is to extend from Sofia (Bulgaria) to Paris (France) in its final stage of construction. There is also a direct motorway connection to the M1 with its own on- and off-ramps to Vienna or Budapest. Construction of the M8 motorway began near these properties in 2023. According to media reports, the expansion of this major EU project with international partners is also planned or already financed as part of the new Chinese Silk Road. The large Danube port in Gönyü (currently used primarily to ship soybeans, grain, fertilizers, various bulk goods, machinery, various crude steel and their products, etc.) is located approximately 5 km from the property for sale and is easily accessible via the public road network.
