(Ref.: 803181005 - Store 03 - VILA LUSA - Régua Lamego) Farm with a total area of 50.55 hectares + a 6-hectare plot of scrubland; Vineyard area: 33 hectares, 9 hectares with benefit rights; fully remodeled winery, capacity for vinification and bottling of our own production, and much more. Winery: scales for weighing grapes; refractometer for determining the probable degree; cooling unit for controlling fermentation temperature and stabilizing wines before bottling; a laboratory; compressor for supplying compressed air to the bottling line machines; corks, capsules, labels, and boxes to be used, as well as various other equipment. It has an industrial license, a pavilion for aging and storage of bottled wines; a wastewater treatment plant; and a quality water supply through an artesian well. Authorized to market wines with Designation of Origin as a Winegrower, Producer, Bottler, Warehouseman, Exporter, and Importer, authorized to market Table Wine; owns five brands, with a portfolio of both domestic and foreign clients. Benefit of the Quinta (A, B, C, or D), produces Port Wine, DOC Douro Wine, Douro Regional Wine, and Table Wine; 100 barrels of wine; with the new vineyards fully producing and better monitoring of the entire vineyard area, a production of 300 barrels/year is easily achieved, as 250 barrels were produced in the past with older vines and a smaller area. The property has a Caretaker's House (habitable) near the winery, a Main House where the first owners lived, now abandoned. It has wide views over the Távora River and in the 600,000 m2 plot (uncultivated plot with bush) it also borders the Távora River, with small abandoned buildings on the site that could be restored for tourism purposes.
