This ranch is located in the town of Bernardo de Irigoyen, Misiones, Argentina, on paved National Route 14, a few km from the city. The north of the ranch is 4 km from the border with Brazil and 8 km to the south. It is 322 km from the city of Posadas (approximately 4 hours 12 minutes by car), 125.2 km from the city of Eldorado and 149.8 km from the city of Puerto Iguazu, on National Route 101 (2 hours 26 minutes by car), a paved road that runs along the border with Brazil. It consists of 2,300 hectares in total, of which 2,108 ha have title deeds and 192 ha are fiscal lands still surveyed. 800 ha have rustic pastures adapted to the area and 1,500 ha of forests and open fields suitable for the development of livestock and/or forestry. Approximately 15% of the entire property is suitable for agriculture, this surface is not all in one block and is to be developed. The 800 ha of pastures are divided into 44 paddocks for the semi-intensive management of several herds of cows, heifers, bulls for sale and young bulls for breeding. The pasture is 80% star grass and 20% Braquearia marandu. All internal roads and access to the field are maintained with our own road machinery. Current productive activity: Livestock activity is carried out, the Herd has: - 500 red Brangus cows in production. - 200 replacement heifers. - 60 red Brangus bulls and young bulls for breeding and sale. The company has been producing breeding bulls and heifers for sale for over 15 years, in addition to the sale of castrated male calves for feedlood and fattened cows for slaughter. All cattle have individual production records, for the continuous improvement of genetics. The type of exploitation of the livestock on the existing 800 ha is semi-intensive grazing. In addition to cattle breeding, we also breed our own work horses of the Creole breed (Origin la Estrella, Mercedes Corrientes). We currently have ten ridden males, four ridden females, four ridden breeding mares with their respective foals, which give birth every year. We also have five foals, plus twelve fillies to break in and tame. And one ridden adult stallion to serve the breeding mares. Facilities and improvements: The corrals, inspection booth, stocks, chute, gates, and gates located in the ranch house were completely renovated and rebuilt between 2022 and the present. The poles used in this facility are made of 3-inch oil pipes, buried and cemented with concrete. Solid, 22mm thick oil pumping rods were welded horizontally to the poles to construct the walls of the corrals in question. There is also a second facility in the center of the field that has corrals, chute, stocks, and inspection booths, all made of native wood. The corral gates are made of the oil pipes specified above. This facility was built in 2015. A third facility in the north of the camp, consisting of a complete sleeve with an inspection booth, a metal structure roof to be roofed, only the labor to place the sheets on the sleeve roof and finish the corrals is missing. The three facilities were paved so that the animals do not sink in the mud when it rains. The sleeves of the hull and the center (second) are roofed with zing sheets and a metal structure of 25m x 9m. The hull has a masonry and metal structure shed of 315 square meters covered (warehouse, office, garage). In addition, we have another shed with a metal structure without roof of 24mx20m, lacking the walls to cover with sheets. All the fences in the house, both perimeter and sub-dividing, are made of 6 strands of smooth wire 17-15, posts every 5 m and 3 rods of native wood, in the space between the posts. These fences are in good condition. The main house: It is made of wood, with tongue and groove cladding throughout its interior. The bathroom is made of masonry and all tiled. The house is fully equipped and furnished, with all the comforts of the city. It has three bedrooms, dining room, living room, laundry room, kitchen, gallery and bathroom installed with hot water, barbecue (grill) with a total of 120 m covered. The water comes from a well dynamited in the basalt, with a water pump, 500 liter elevated tank and 85 liter Reem water heater for hot water supply. The entire park of the house together with the shed are fenced with a 30cm solid brick wall in sight and a 4.2m sliding oil pipe gate. Approximately 200 meters from the main house there are two new houses built in 2021 for the employees (112 square meters covered). The two houses are made of masonry and with the bathrooms installed, capacity to accommodate 8 people. The houses have electricity and natural water wells (a well dynamited in the basalt with an underground water tank capacity of 9,000 liters. Submersible pump, elevated tank. The bathrooms have electric showers. The farm has mains electricity, rural electrification. Apart from this, the farm has 2 generator sets of 5KVA each, in case of power outages. The farm has several streams that cut the property transversely and longitudinally. There are also five waterfalls of approximately 10 to 30 meters high in which co-tourism could be developed (spas, zip lines, cabins, etc.). We make 27 waterholes (artificial lakes) with a capacity of 1,000 cubic meters for each one with our road machinery. Bernardo de Irigoyen has a rainfall regime of 1,900 mm per year well distributed, given the The local mountain ranges and the red soil we have in Misiones make it necessary to make artificial lakes to capture such precipitation.
