Villa located 10 minutes by car from the historic center of Ravenna, immersed in the countryside.
For the entire renovation of the rustic building, dating back to 1850, a conservative restoration was carried out and completed in 2019, reusing where possible all the ancient materials duly sandblasted and treated. All the doors on the ground floor are restored originals. What could not be reused was replaced by purchasing original material from the same era. The beams on the entire first floor, for example, have been replaced with 20-year-old chestnut beams from Umbria.
The villa is almost completely self-sufficient, in fact it has an underfloor heating/cooling system powered by an air heat pump and an air humidity regulation system and air purification and exchange (this allows for low consumption both in summer and winter). Each room is equipped with a thermostat for temperature regulation and air conditioning control. A machine to eliminate chlorine from the water has been installed upstream of all the systems. The entire system is powered by 12 kW photovoltaic panels and solar panels for the production of hot water. An 11 kW Sonnen storage battery is also installed. Energy class A3.
The price of the property includes the transfer of the GSE contribution in place on the photovoltaic system, expiring in 2034.
The villa is equipped with a home automation system for the control and management of lights, power sockets and all internal and external electrical devices. Some of the main rooms (kitchen, laundry room, music room and master bedroom) have been equipped with an intercom for conversations between floors, and have also been set up for wired audio diffusion. The flower boxes are equipped with a watering system that can be programmed from the home automation system, or activated manually.
Outside, a 4x10 m heated swimming pool has been built, with a telescopic cover, with LED night lights inserted in the water inlet blades. The swimming pool is built with a salt purification system, to avoid unpleasant chlorine odors or skin irritations. In front of the swimming pool, there is a wooden paved solarium with light sun protection.
