Description
This magnificent period villa was designed in 1911 by Karl Grosselfinger, an architect active in Salzburg and Vienna and a contemporary of Otto Wagner. It is located on a 3000 m² park-like plot with mature trees in the Tulln district of Langenlebarn-Unteraigen, not far from the 3-toque restaurant 'Das Wolf', which is scheduled to reopen soon. Langenlebarn train station is a few minutes' walk away, and the S60 express train takes you from there to the shopping center of Tulln in just five minutes, while Vienna's Heiligenstadt is about a half hour away. Next to the driveway and front garden, on land owned by the city of Tulln, stands the Habsburg Obelisk, which was erected there in 1882 to commemorate the 600th anniversary of the reign of the House of Habsburg. From the vestibule and cloakroom, a few steps lead up to the centrally located dining room, which, together with the adjoining kitchen, forms a cozy unit thanks to its wood paneling. The dining area heats the stylish tiled stove, which is clad in elegant, cream-white tiles on the living room side. In the almost 84 m² living room, an open fireplace situated between the magnificent window front provides cozy warmth in the visually somewhat separate southern section. On the east side of the living room, the floor-to-ceiling windows of the elegant bay window also offer a wonderful view of the garden. Next to the kitchen, which leads directly to the terrace and from there, via a staircase down to the garden, there is a washroom with a toilet for guests. A curved wooden staircase leads to the hallway on the first floor. Here, the future residents will find a spacious master living area with a bedroom, two closets, a stylish and spacious bathroom with a bathtub and two vanities, and a separate toilet with a bidet. A room of approximately 20 m² leads to a hallway that provides access to two further rooms, ideal for use as children's rooms. Another bathroom, equipped with a shower, double vanity, toilet, and bidet, completes the space on this floor. Opposite the shower room, a wooden staircase leads to the attic. This was expanded during the 1985 extension and received additional skylights, but still offers sufficient design flexibility, depending on the intended use. The basement is divided into a hallway, a boiler room, two cellar rooms, and another room housing a sauna, shower, and toilet, which offers direct access to the garden. Two further rooms on this floor are used as living spaces due to their large windows overlooking the garden. All windows are double-glazed plastic windows, with external blinds on the south side. Heating and hot water are provided by a gas-fired central heating system; the Buderus condensing boiler was commissioned in 2014. Air conditioning provides cooling in the living areas, and an alarm system provides security in and around the house. The garden pavilion is not only suitable for social gatherings, but also wonderful for overwintering plants in the cold season. The swimming pool in the garden can be heated using solar panels on the roof of the garden house. The agent acts as a dual agent.
