Land with 121Ha in Monchique, Caldas de MonchiqueThe land corresponds to a single cadastral plot located in the municipality and parish of Monchique with a total land area declared equal to 121.712 ha and designated as ALCARIA. The name ALCARIA derives from the Arabic country house or farm and was formerly called ALCARIA DO BANHO due to the fact that one of the property's watercourses, with this name, is part of the streams that supply the CALDAS DE MONCHIQUE THERMAL SPA, which partially border the property. The plot in question is approximately 5 kilometres to the south of the Monchique municipal seat and is located to the west of the CALDAS DE MONCHIQUE THERMAL SPA site. From the site to the centre of Portimão, it is necessary to travel along the EN266 for almost 20 kilometres, approximately 15 kilometres from the Via do Infante (A22) junction. The land also offers good access to the Costa Vicentina, being just over 30 kilometres from the municipality of Aljezur. The site is characterised by exceptional landscape quality, typical of the Algarve mountains, in the transition from the Serra de Espinhaço de Cão to the Serra de Monchique, with the characteristic splendour of its geomorphology and fauna and flora. It is possible to benefit from magnificent viewpoints, with emphasis on Cerro da Arriqueta, from where there are 360º panoramic views of long horizons, always with the sea in the background and/or a dynamic and accentuated relief. According to information from the Council, the plot of land under analysis could have 200,000m2 for tourist development. It is our belief that the site has good characteristics for the development of a quality integrated tourism operation (minimum 4 ****) that is essentially based on the cultural and traditional values of the Algarve mountains and on the valorization of the natural and built heritage existing in the region. In any case, the functional and proximity relationship with the previously mentioned CALDAS DE MONCHIQUE SPA, located to the west of the land under analysis, should always be valued, as well as the forestry occupation of production installed on the site (cork oaks, holm oaks, strawberry trees), which may even constitute an additional and complementary profitability to the tourist exploitation of the site. The tourist enterprises that come to be installed on the site should be guided by an excellent quality of service provided to users and should have a strong Health and Wellness Tourism component, with specialization in the Geriatrics and natural products sector.
