The villa was built in 1984 and has always been well maintained. Ten solar panels were recently installed. The new residents will have plenty of opportunities to customise the property to their own taste. The zoning plan also offers the possibility to extend the living area by 55 m². On the ground floor, there is a study/bedroom, and on the first floor, there are three bedrooms and a spacious bathroom. The timeless and still very good condition sanitary facilities are original from the year of construction. The kitchen is in good condition and the cupboards are original from the year of construction, but a granite worktop with splashback and new built-in appliances have been added. You can, of course, adapt this to your own taste.
With the bustling centre of Bergen, the Bergerbos, the dunes, the sea and the beach within easy reach, this is a great place to live. Layout
Ground floor
The driveway leads to the entrance of this house. The spacious entrance hall, with cloakroom, meter cupboard and stairs to the first floor, provides access to all rooms on the ground floor. From the hall you can reach the living room, the kitchen, the bedroom/study with washbasin, the toilet with washbasin and the utility room.
The hall leads straight into the spacious, L-shaped living room. The garden-facing living room offers a beautiful view of the terrace and garden, which are also accessible through a door in the living room. The many windows allow plenty of natural light to enter, making this a pleasant and bright living room. The living room has a cosy fireplace and a pleasant dining area (next to the kitchen) with a view of the garden. The spacious kitchen is located at the front of the house and has a nice and unobstructed view of the front garden towards the Oranjepark. The kitchen is positioned in front of the window and has various built-in appliances, including a ceramic hob, fan oven, refrigerator and extractor fan. The kitchen worktop and back wall are finished in durable and attractive granite.
The practical utility room has a door to the garden and offers plenty of space for a washing machine, dryer and other appliances. There is also a large built-in cupboard. In addition to the hot-air heating boiler and underfloor heating system, this spacious cupboard has enough space for a vacuum cleaner and other cleaning materials.
On the ground floor, there is also a nice workspace or possibility to sleep downstairs. This room has a washbasin with hot and cold water.
The entire ground floor has tiled floors, which are very practical and equipped with underfloor heating. Both the ground floor and the first floor are equipped with hot-air heating. The combination of these heating systems and the insulation keep the house comfortably warm during colder periods. The hot-air heating also ensures good ventilation of the house and cool, clean air in the summer. Even when temperatures are high in summer, the house remains remarkably cool and pleasant, partly due to the thick stone walls and good insulation.
The walls on the ground floor are finished in stucco and partially tiled in the kitchen and utility room. All exterior and interior doors and window frames are made of hardwood.
1st floor
The hardwood staircase leads to the landing. The landing provides access to the three bedrooms, each with its own charm. The two bedrooms at the front and rear each have a dormer window, which provides space and light. They also both have storage space, with a central heating boiler in the storage room of the rear bedroom. The spacious master bedroom has a built-in wardrobe and a washbasin with hot and cold water. The neat bathroom is spacious and fully tiled, equipped with a bath, washbasin, toilet and walk-in shower.
Attic
The loft ladder on the landing gives access to the fully floored storage attic. The attic extends over the entire length and width of the house and is insulated.
Garden
The garden surrounds the house and is beautifully landscaped with lovely tall trees, wide borders with permanent planting and a lawn. There is a lovely sun terrace at both the rear (south) and side (west) of the house, with grapevines growing up the south-facing wall. You can choose to sit in the sun or in the shade. There is no direct view of the neighbouring houses from the terrace. The sheltered back garden offers plenty of privacy with pleasant and quiet neighbours. On the entire right side of the plot, a so-called green wall has been created with lots of vegetation, making the garden wonderfully sheltered.
A greenhouse has been built next to the garage, which is well exposed to the sun and therefore very suitable for sowing and growing plants and vegetables and for keeping frost-sensitive plants in the winter. The garden also has an outside tap, a robot lawn mower and its own water source with a sprinkler system for watering the entire garden. At the front, there is a spacious driveway for parking several cars on your own property and a spacious front garden.
