This estate is set in a private valley, just 20 km from Nîmes, with its TGV train station and motorway links. The property benefits from a very unspoilt natural setting, offering peace and privacy.
DESCRIPTION :
The estate extends over 61.4 contiguous hectares, including about 15 hectares of AOP Languedoc and IGP Cévennes vines, certified organic and biodynamic since 2009. The estate also includes 31.5 ha of bare arable land, 0.5 ha of orchards and olive groves, as well as 7.1 ha of moorland and woodland. The manor house stands at the heart of the estate, offering uninterrupted views over the vineyards. This high-quality wine estate also boasts modern, functional farm buildings.
BUILDINGS :
The MAISON de MAITRE, built of local stone, spans 375 m² on two levels. The ground floor currently houses installations linked to the wine business (tasting cellar, offices, ageing cellar), but the upper floor provides 150 m² of living space, with the possibility of a 90 m² extension in the attic on the same level.
A 220 m2 stone cellar with an attractive facade, including modern winemaking facilities (vat room, vaulted barrel cellar). Well-equipped with all the necessary equipment, it was renovated in 1999, with a capacity of 1600 hl.
There is also 60 m2 of accommodation for the grape-pickers, which is in need of renovation.

LAND, VINES, OPERATIONS :
The estate extends over 61.4 ha almost in a single block, including 14.8 ha of certified organic and biodynamic vines in AOP Languedoc and IGP Cévennes. The vineyard boasts a rare range of grape varieties, enabling the creation of a wide variety of cuvées.
Marketing is well established, with a very fine brand whose bottles are regularly featured in the specialist press and wine guides.
The rest of the land comprises plots ready for planting (31.5 ha), orchards and olive groves (0.5 ha), and woodland and moorland (7.1 ha). This site offers additional development potential, both for extending the vineyard and for other agricultural projects.
The estate is supplied by a productive borehole, the water from which is stored in a stone water tower with a capacity of 100 m3.
