A short distance from the medieval village of Rocca d'Orcia, in one of the most fascinating and iconic landscapes of Tuscany, stands this suggestive property, immersed in the greenery of the Val d'Orcia, a territory recognized as a World Heritage Site by UNESCO. The location is strategic but private: about one kilometer from the historic center of the village, 10 minutes from the spa of Bagno Vignoni, 30 minutes from Montalcino, 50 km from Siena and just over an hour from Florence. All around, unspoiled nature, dotted with hills, vineyards and olive groves, which for centuries has preserved the slow pace of Tuscan rural life. The estate extends over about 22 hectares, divided between vineyards, olive groves, arable land and woods, and is composed of three main buildings. The manor house, with a surface area of about 300 m², is currently divided into two real estate units, but a redevelopment project is already planned that includes the transformation into a single manor house with an outbuilding and exclusive garden. The new layout would guarantee maximum privacy for the living area, functionally separating it from the production and hospitality areas. A few steps away, a second newly constructed building of approximately 300 m², designed for agritourism, houses three independent apartments and a common room. Between the two buildings, a panoramic infinity pool is planned, accessible both from the residence and from the guests of the agritourism. The property also includes a ruin of approximately 70 m², with recoverable volume, as well as small agricultural annexes. An additional building will be built at the base of the olive grove, intended for a cellar, oil storage, sales point and reception, with a rear canopy for storing equipment. The project also includes the repositioning of the vineyard in an area further away from the buildings, and the creation of a reserved parking lot at the entrance to the estate, connected by pedestrian paths, so as to guarantee privacy and silence for both guests and the property. Currently, the property is perfectly functional and already able to offer excellent liveability and potential income. The design interventions, fully compatible with the context, represent only one of the possible evolutions of an extremely versatile estate, suitable for residential, agricultural and hospitality use.
