Description

A detached, four-bedroom designer house with a gallery, art objects, and separate guest areas in an exclusive and central location within the El Gouna Golf Resort on the Red Sea. The town of El Gouna is located approximately 22 km north of Hurghada in the Al Baja Al Ama governorate, directly on the Red Sea. It covers an area of approximately 4.8 x 1.8 km and has a population of 24,000 (12,000 of whom are Americans and Europeans). The tip of the Sinai Peninsula lies 80 km northeast. El Gouna is an upscale and relaxed coastal town that promises a comfortable seaside lifestyle in an exclusive and secure community. By plane, you can reach some of Europe's major cities within four hours. Private jet owners can land directly in the town of El Gouna. Egyptian entrepreneur Samih Sawiris laid the foundation stone for this resort in April 1989. The project is the flagship project of his Orascom Group, which owns the majority of the properties within the community. El Gouna was built as a blend of traditional, modern, and Nubian architecture, with local building materials such as natural stone and clay dominating the architecture. There are 19 different hotels in the town. The neighborhoods are connected by passenger bridges, and it is possible to purchase property within the town. El Gouna offers excellent year-round weather, beautiful sandy beaches, luxurious hotels, islands with white sand beaches, and incredible underwater wildlife. This established town has about 100 restaurants in every direction, public transportation by bus, taxi, and boat, and its own security service (El Gouna Security). Several international schools, a branch of the Alexandria Library, a church, and a mosque enrich the town. In addition, El Gouna has a state-of-the-art fiber optic network. There are European-standard hospitals, dentists, decompression chambers for divers, and three pharmacies in the town. Hurghada International Airport is just 20 km south. Water treatment plants supply El Gouna with fresh water. Wastewater is filtered and used to irrigate the gardens and the 18-hole golf course. The town has its own photovoltaic-supported power plant. The primary language in the town is English. The "Turtle House," an art object built in 2006, is furnished and adorned with works of art and sculptures. Thanks to its unique, sophisticated, and artistic architecture, the house offers a pleasant living temperature from autumn to spring and is flooded with light. This extravagant building is exclusively nestled between the green landscape of the golf course, the surrounding blue lagoons, and the town center, which is within walking distance. Next to the house, there is the option of purchasing a plot of land for the construction of a private pool. The construction and planning is carried out by the local construction company Orascom. Egyptian law has permitted non-citizens to own two properties since 1996. An on-site translator for English, German, and Egyptian is available for viewings of the property and the house. The Swiss-Egyptian construction company Orascom must approve the purchase. El Gouna was established in 1989 by Orascom. All costs are included in the sale price. According to the contract, the plot is approximately 330 m² and is fully developed, including the house and outdoor seating areas. It is surrounded by well-maintained gardens and a golf course. The homeowner incurs no costs for garden maintenance or upkeep. The house is accessible via a path that is also accessible by golf carts. There are no traffic-accessible roads within the golf course, and therefore no traffic noise. There are several parking spaces for golf carts in front of the house. Public parking is located directly at the golf course's security entrance, about 100 meters away. The building offers a total of 15 rooms spread over three floors. It is divided into a main part for the owner and two separate guest areas.
