Description
THE RANCHThis beautiful ranch for living and working with horses is located in a quiet area of Sinzig. With just over 17,000 inhabitants, Sinzig has a good infrastructure. Whether rail links, supermarkets, doctors or banks - everything is available and easily accessible. The adjacent Danube is around 10 minutes' walk away and is perfect for relaxing walks.
To the west of Sinzing, only around 15 - 20 minutes away, is the historic old town of Regensburg. Cozy alleyways, the Stone Bridge from the 12th century and the Gothic cathedral with its twin towers characterize the cityscape. It is also home to the famous Regensburg Cathedral Choir.
Just outside the city, on a small hill above the Danube, you will find the Walhalla. Built in the style of a Parthenon, the memorial is a popular destination for visitors as it is a monument to important German personalities. Locals also like to spend balmy summer evenings there, as the view of the Danube is perfect for picnics and beautiful sunsets.THE RANCH is more than just a home - and far more than a traditional riding stables.
It stands for a way of life that combines closeness to nature with modern comfort - driven by a passion for horses.
A place that brings all these elements together harmoniously: Living, working and personal hobbies merge here to create a holistic lifestyle.
Located directly on the inner courtyard, with a view of the grounds - and yet completely private - is the residential building. Originally built in the 1980s, the private house was extensively renovated in 2011 and today presents itself as a stylish retreat with rural charm. Approx. 319 m² of living and usable space are spread over two potentially independent residential units - currently united to form a spacious whole. (2 separate entrances available)
For anyone looking for something special: in a quiet location, close to nature - and yet right in the middle of it all.
The house
The entrance leads into an open-plan kitchen and dining area, flooded with light and generously proportioned - with a large dining table that offers a view of the terrace and pool through the window front. This is where people cook, laugh and live. A place for family, friends and special moments.
Directly adjacent is a guest WC and direct access to the garage - practical if you need to get the shopping into the fridge quickly. There is also direct access from the garage to the laundry room, which is unobtrusively and functionally integrated. (Very practical if you want to get into the house quickly from the courtyard - simply go through the garage)
The living area is the heart of the house:
High ceilings, an open roof truss, exposed wooden beams, a fireplace for those cozy hours - and large skylights that flood the room with natural light. Two patio entrances open up the room to the outside. An elegant country-style staircase leads up to an open gallery, which is not only visually impressive, but also offers a view - both outside and back into the living area. Up here there is also a small bathroom with shower and WC.
A passageway leads from the gallery to the second living unit, which is currently part of the overall space, but could be separated and used separately if required.
This level begins with an office, ideal for a home office or administration. The path continues into another kitchen with dining area, also with access to a balcony overlooking the inner courtyard - a quiet place for that first coffee in the morning.
A long hallway leads to two bedrooms, from which a staircase also leads down to a laundry and storage room - which can be used in a variety of ways, whether for supplies, as a utility room or as a hobby or guest room.
The other corridor branch leads to a large bathroom with shower, bathtub and WC - plenty of space, stylishly designed. At the end of this corridor is another guest room with its own bathroom including shower and WC - ideal for visitors or family members who want to enjoy their own space.
Granny apartment - versatile & independent
A special extra is the small, separately accessible apartment in the house - with its own bathroom (shower/WC), living/sleeping area and a compact kitchenette. Perfect for employees, guests or for renting out - just as you need it.
Garage & outdoor area
The house offers a total of 4 integrated garages, supplemented by 2 more - a total of 6 garage spaces, which offer sufficient space for vehicles, trailers or equipment. The inner courtyard also offers a further 4 parking spaces.
The garden oasis.
The large terrace invites you to enjoy long summer evenings with extensive barbecues. The outdoor pool has a practical sliding roof so that it can be used all year round. Those who like it hotter can use the sauna or the bubbling whirlpool. A small pool house rounds off the bathing pleasure.
