Description
Historic villa on the Coast Road - € 999,000 (ad version "excluding log cabin").
We offer for sale a detached villa of about 200 sq m, located in the middle of the Coastal Road, with open views of the Gulf of Trieste.
The property, completely renovated a decade ago, is on several levels:
Ground floor: entrance hall, kitchen and laundry room.
Floor -1: room now used as storage, easily converted into a studio, home office or guest room.
Upper floor: bathroom, master bedroom and two additional rooms.
The property has a large garden with fruit trees and an urban planning project in progress for the construction of two parking spaces at street level.
It should be noted that there are two flights of steps connecting the street level to the villa, an element that limits its usability for those with mobility difficulties.
Location
The villa is located on the upstream side of the Coastal Road, with no direct access to the sea but with a nearby public stairway leading to a bathing stretch. Pedestrian paths branch off from the back of the property up the karst ridge, ideal for hiking and scenic walks.
Historical background.
The building was founded in 1914 as the Santa Croce Vegetarian Pension, on the initiative of Robert Lutz, son of a Swiss industrialist. It was one of the first establishments in Italy with this formula and hosted prominent figures, including Baron Goffredo de Banfield. It is also remembered as the first property on the Coast Road equipped with electricity. It was later converted into a private residence.
The property is offered at a price of € 999,000 and includes only the villa. The adjacent wooden annex, with independent access and staircase, is not included in this offer and is proposed at an additional € 100,000.
