The villa is located in Grutti, a small village in Umbria, 550 meters above sea level. It is just a few kilometers from Todi, a city renowned for its rich culture, ancient traditions, and unique artistic beauty. The villa is clad in ancient stone on the outside, while the interior features traditional chestnut beams and unfinished terracotta floors, reflecting the true character of Umbrian farmhouses. The heart of the villa is the spacious open-plan living area, which opens directly onto the garden and the large porch, offering enchanting views of the city of Todi, the oak forest, the pristine valley, and spectacular sunsets.

Interior:
The villa's two floors are connected by an internal brick staircase. Upon entering, you enter a spacious living room with a fireplace and an open-plan kitchen, both of which open to a porch equipped for outdoor dining. The ground floor also features a bathroom with shower and a storage room. The first floor includes a double bedroom with an ensuite bathroom with a bathtub and two double bedrooms sharing a bathroom with shower. All bedrooms are air-conditioned.
Park:
The villa is surrounded by over 10,000 square meters of grounds, partly dedicated to a majestic garden with centuries-old trees such as oaks, holm oaks, olive trees, fruit trees, jasmine, Virginia creeper, aromatic herbs, and ornamental plants of all kinds. A pergola with a brick barbecue and a wood-burning oven conveniently positioned above the pool, and the other part of the garden features an olive grove of approximately 85 trees.
Pool:
The panoramic swimming pool, surrounded by olive trees, measures 5x10 meters and is 1.40 meters deep. Featuring a comfortable solarium area paved with terracotta on one side, the pool is edged in travertine and lined with PVC, and is illuminated. The pool area is equipped with lighting.

The villa is located in a particularly convenient location, with main amenities just 2-3 km away and large shopping centers 15 km away. It offers easy day trips to Umbria's most charming towns, such as Todi, Perugia, Orvieto, Spello, Spoleto, Trevi, Assisi, and more. It also enjoys excellent airport connections: Perugia is 40 minutes away, and Rome Fiumicino is 1.5 hours away.
