Description
LECCE
EXCELLENT INVESTMENT OPPORTUNITY IN THE HEART OF THE CITY
We are offering for sale an ancient building complex on three levels (basement, ground floor, and first floor) with a total covered area of approximately 3,700 sqm, with an additional 5,000 sqm of uncovered space. The lot is located between Via Codacci Pisanelli and Via del Ninfeo.
The complex in question is a former winery, consisting of imposing buildings currently in disuse located behind the Lecce railway station.
The covered area on the ground floor is approximately 1,851 sqm gross, while the first floor has an additional 200 sqm. However, it should be noted that, thanks to the considerable height of the rooms, it is easily possible to divide the existing volumes on the first floor into two levels, thus having 566 sqm of new space on the first floor, with the additional possibility of expanding by another 300 sqm on the side facing the new station square. Additional 600 sqm are possible in the basement.
In view of the relocation of Lecce railway station, currently planned to be right next to the main entrance to the complex, the first reuse proposal is to build a structure to support this important urban transformation. The renovation project involves converting the buildings for tourism and hospitality purposes, with part of the ground floor to be used for commercial premises and services.
The conversion and complete remodeling of the building aims to diversify the city's hospitality sector, offering a facility capable of accommodating not only tourists and visitors, but also students (with the creation of rooms, equipped outdoor spaces, and technological study areas), particpants of cultural, artistic, and musical events, and guests of conferences, given its proximity to the train station, the city center, and new infrastructure in the area. The area is also enriched by the new Railway Museum and the Parco delle Cave, designed by architect Alvaro Siza, with a new 3,000-seat auditorium for concerts and events.
The strength of a restoration project for this historic complex lies precisely in its centrality to the new urban layout that the city of Lecce is taking on, which will make this area a new attractive and functional hub.
Finally, the building is just 12 km from the sea and 45 km from Brindisi Airport.
