Description

GENERAL DESCRIPTION The Piana di Biagio mountain pasture is located in Scopa, in the province of Vercelli, Piedmont, Italy. It can be reached from the Romagnano Sesia/Ghemme toll booth on the A26 motorway, after 53 km of smooth road without hairpin bends. The route follows the Sesia River in the Sesia valley. Once in Scopa, follow the road to the hamlet of Ramello, and then halfway to the hamlet of Frasso at km 2.5. From here, the road becomes a private consortium road, with access barred. The following 1.5 km stretch to reach the mountain pasture is steep (10%) and unpaved, with some sections having a concrete surface. The use of a car or 4X4 off-road vehicle is almost mandatory. The consortium has approximately thirty members. The initial membership fee for a new owner is approximately €5,000.00, while the annual fee is €300.00. This sum, multiplied by the thirty owners, constitutes an annual capital of €10,000.00. €20,000.00, which has already been used to resurface the road with concrete, is thus registered every two years. The affected section leading to the Piana di Biagio mountain pasture is 1.54 km long. Currently, 20% of the route is covered in concrete. The road, being private, is not cleared of snow. The stretch faces almost entirely south, so in the event of snow, there are few days during the winter when it is impossible to drive. Upon registration with the landowners' consortium, after paying the fee, the keys to the barrier are provided. Car access is permitted only to owners, with the exception of a few guests. Once a year during the summer season, on a date to be determined, you are asked to participate in clearing the grass clippings from the road along the property. In our case, approximately 400 meters.
THE LOCATION AND CLIMATE
The mountain pasture is located at an altitude of 1070 meters above sea level, a medium mountain altitude that allows for better use of the stay, as the winter months have a less harsh climate allowing for better use of the property.
The huts, about fifty meters apart, are exposed to the south, making it easy to use the large outdoor terraces even in winter.
The area is not windy, but a pleasant summer breeze from the slope below is appreciated, cooling the summer stay during the hottest hours.
The surrounding land, approximately 16,000.00 square meters, is made up of 70% grassy lawn, and 30% almost century-old beech trees.
Also including an area used as a vegetable garden consisting of two fully fenced terraced flower beds.
The last hundred meters of the access road branch off from the main road, ensuring additional privacy. A stone table located in the nearby beech forest offers hospitality to any occasional visitors. The sun path in the summer season runs from 6:00 am to...--cc3b6c2163854a2a15688eafc1e6aa2a!
