I would particularly highlight Article 17: Building Regulations
“4 – In rural tourism or rural accommodation developments, reconstruction and extension of up to 50% of the existing building’s floor area is permitted; the land coverage of new leisure facilities associated with the developments must not exceed 50% of the existing building, provided they are not located within the POARC area
5 - In tourist developments, the following apply:
a) The maximum building area, applied to the entire development, corresponds to a floor area ratio of 0.25 m²/m²:
b) A maximum of 3 storeys above ground level."
Possibility of reconstruction and extension by 50% of the existing building’s floor area, provided that the property is not included in the POARC, for tourist developments, namely rural accommodation or rural tourism, hotel developments, holiday villages, and campsites and caravan parks.
3 — For the types of development comprising tourist developments, the following indices and parameters apply:
a) In holiday home or rural tourism developments, reconstruction and extension of up to 50% of the existing building’s floor area is permitted, provided they are not located within a POARC area; the land coverage of new leisure facilities associated with the developments must not exceed 50% of the existing building, and the façade height must be two storeys above ground level and one below, or 7 metres in height, or the existing roof line must be maintained if higher, provided they are not located within a POARC area.
b) In hotel establishments, including rural hotels, the provisions of paragraph 5 of Article 170 shall apply, depending on whether they concern extensions or new buildings respectively;
c) In tourist villages or tourist complexes, a floor area ratio of 0.1 m²/m² applies, calculated on the land area allocated for use, with a façade height of two storeys above ground level and one below, or 9 metres in height;
d) Camping and caravan sites – the floor area ratio is 0.2 m²/m² applied to the plot area; buildings must not exceed two storeys above ground level.
