Description
Oasis of Tranquility – Mountain Estate with Guesthouse in Southern Alsace – Ecological New Construction – Low-EMF Location – Feng Shui Optimized Design
Ecological comfort amid wild nature. This mountain farm lies at 900 metres altitude in a quiet side valley facing south with year-round sunshine, surrounded by a nature reserve and free of through traffic; the nearest village is 6 km away. The atmosphere is shaped by birdsong and the gentle sound of a spring-fed stream.
Hiking trails start right at the house, leading through the regional nature park with panoramic views of the Ballon d’Alsace, Grand Ballon, the Black Forest, the Jura, and the Alpine range. A picturesque reservoir 15 minutes away by car invites swimming in summer; Basel (80 km) and Freiburg (103 km) are just over an hour’s car drive, with a bus connection from the local train station to the village.
The estate, covering around 60 hectares (of which 30 ha are owned), includes an extensive, organically certified agricultural operation with mixed forest, natural regeneration, pastures, and cultivated terraces for vegetables, herbs, berries, fruit, and medicinal plants. Initial large-scale plantings of fruit and nut trees, berry bushes, medicinal herbs and perennials have been completed. In cooperation with a local farmer, a herd of suckler cows grazes the mountain meadows from May to October.
The house – a unique property. This move-in ready ecological new construction offers about 1,200 m² of floor area built to biological passive house standards, with a Feng Shui–optimized layout in solid timber construction and shielded electrical installations.
The estate is largely self-sufficient, featuring a plant-based wastewater system, its own spring, rainwater collection for toilets, solar thermal and pellet heating, a masonry stove, and a gas-powered backup generator.
There are ten studio units ranging from 30 to 120 m², each with a shower bathroom, an open-plan kitchen, dining, living, and sleeping area, and wide double doors opening onto a south-facing balcony with views of forests, rolling hills, and distant southwest horizons.
Ground floor: A 400 m² residential and shared-use area includes a fully equipped communal kitchen, pantry, bright dining room for about 30 people with a masonry stove, and a light-filled living/group room with floor-to-ceiling windows and access to the south terrace, vegetable garden, and distant views.
Six bedrooms of around 30 m² each, with private shower bathrooms, are furnished as single, double, or triple rooms. They open directly onto the furnished south terrace and have separate outdoor access from the courtyard. Rooms and communal areas are connected by a covered walkway within the sheltered inner courtyard on the hillside.
Interior finishes use natural, healthy materials: solid wood furniture, oak floors, untreated solid timber walls, and solvent-free clay plaster coatings.
West wing: On the ground level, a 70 m² bright multi-purpose room (approved for use as a farm shop) and 130 m² of agricultural utility space for processing and storage are available. For the horticultural project, a two-storey utility building (162 m² footprint) and a 150 m² greenhouse are approved.
The layout of the main building suits multiple uses — as a family estate, assisted-living community, seminar centre, or hospitality business with restaurant, guest rooms, and holiday apartments. Existing permits include a restaurant with B&B operation and the rental of holiday flats; exclusive use of the B&B space as a holiday apartment is also permitted.
