PROPERTY DESCRIPTION:
The Property is several office units located on the 10th floor of China Merchants Tower, which is a 39-level office building completed in 1995 situated at No. 161 Lujiazui East Road, Pudong New District, Shanghai. It is one of grade A international office buildings in the Lujiazui Finance & Trade Zone.
CONSTRUCTION:
Floors: Reinforced concrete floor slabs.
Structure: Reinforced concrete frame.
Ceiling Height: 2.7 m (without access flooring system, Clear Ceiling Height)
External Walls: Painted rendering.
Roof: Reinforced concrete flat roof.
Internal Finishes: The property is fully-fitted as at the date of inspection.
Services: Air Conditioning: The Property is fully air conditioned.
Fire Prevention: The Property is fully fitted with an automatic fire sprinkler system, hose reels, hydrants and smoke detectors. Fire extinguishers are also strategically located throughout the building. It is also equipped with a Fire Control Monitoring System.
Security Systems: Surveillance cameras and closed circuit television systems are used to monitor various public areas of the Property.
Emergency Power: Backup generators provide emergency power to the Property.
Amenities: Male and female washrooms are provided throughout the Property. These facilities generally comprise ceramic tile floors, wall coverings, hand basins, pedestals and urinals for the male toilets.
Vertical Transport: There are 8 elevators and 2 staircases in the office building.
CONDITION & REPAIR:
The Property appears to be in good condition having regard to its age and use. The external elevations appear to be in good condition, and the internal areas are clean and well maintained.
We have not been provided with any reports with regards to the structural integrity or condition of the plant & machinery or service facilities within the Property. Our approach to valuation by necessity assumes that no significant capital expenditure is required with respect to the building or facilities contained therein at the present time.
