According to article 11.2.7. Section 2 of the PGOU (General Plan PGOU 1986) of Marbella, it is allowed to build residential multi-family housing units in free-standing blocks with the following conditions:

* The maximum number of apartments will be the number obtained by dividing the area of the plot object of action between the minimum plot area established for the subarea (800 m2 in this case) in which it is located.

* The building will comply with the parameters established for the corresponding ue subarea ordinance.

* The residential housings will be constituted as condominiums which must be registered at the Registro de la Propiedad (Land Registry).
One idea for such apartment block consists in building 6 blocks of ground floor plus penthouse, in the areas with less vegetation and more views within the plot, with them being very spacious apartments of 3 bedrooms, 3 bathrooms with the possibility of converting one area into a fourth bedroom.

* It was thought of providing both ground floor apartments and penthouses their own private heated swimming pool. In addition there would be a heated communal pool with gym area and a paddle tennis court.

* Every block would have a subterranean garage which would be interconnected to avoid any traffic on the plot.

* The penthouses would have a spacious roof terrace.

* Apartment sizes could be between approx. 270 m2 and 440 m2 of built closed areas plus covered terraces of 100 to 155 m2 and open terraces of 40 to 55 m2 in addition. Including the m2 of the swimming pools, garages and storerooms, the total build m2 of the apartments could be of approx. 530 to 675 m2.

* The penthouses could have between approx. 270 and 300 m2 of built closed areas plus covered terraces of 90 to 120 m2, with roof terraces of approx. 210 m2. Including the m2 for swimming pools, garages and storerooms, the penthouses have a total built area of approx.. 675 to 725 m2.

The idea for this development option would be to use extremely high qualities for the construction of the apartments in order to highlight the prestige of this residential development, which will be a private community of very high standard.

The target client would be the one who wishes to live in the space and luxury of a villa without having to deal with the maintenance of a garden or a large detached house. There is demand from owners who have already lived for years in huge mansions (e. G. La Zagaleta) and now prefer to move to this very spacious and very high qualities apartment type in a quiet environment of golf course and with nice views and to the sea.
