The stately home is located in a small dead-end street with just a few but highly exclusive properties in the urban district Höllriegelskreuth. Generously arranged park-like properties a forrest bordering in the north and the „Hochleite“ at the gardenside are offering an unique and unobstructable surrounding.
The stately home with a main house and a neighbouring annex was built in 1950. The general structure of the house is kept untouched. The generous and charming impression of the house is omnipresent. The kitchen-cum-living room with an integrated 30 m² music room that accommodated two pianos used to built the center of the ground-floor.
The first floor and the attic did provide enough space for generously living- and bedrooms. Every storey has had their own kitchen and bathrooms. The unchanged room layout combined with a separate stairway make it possible to use both levels as two separate apartment with their own entry.
The combination of the unchanged room layout and a separate stairway enables to use each level as a separate apartment with an own entry.
All living rooms are oriented to the backyard. Large windows let in plenty of natural light.
Connected to the north of the mainhouse used to be a second annex which also has a separate entrance. That annex was separated from the mainhouse through the garage. Nowadays that part of the building that used to be the garage is also remodeled to use for living space e.g. for guests.
The property with a total area of 2.800 m² is oriented to the south and at the same time to the “Isarhochufer”. In combination with the beautiful stock of trees and the spots of cosy shadow places and sunny gardening sectors the property is very well-balanced.
In 1968 the house was complemented by another single-storey annex that is located to the side of the street. Nowadays it is a two-room granny annex with kitchen and bathroom that can be used for an Au-Pair or staff for example.
The arrangement of these three buildings create an impressive, secluded and secure inner courtyard with an integrated main entrance.
The original estate intended to have a lot of stylish and elegant elements like a bay, windows with glazing bars and wooden shutters as well as a striking and representative design in general. In combination with the unique park-likely garden arose an incredible and extraordinary residential complex in an exclusive location.
