The stately home with a main house and a neighbouring annex was built in 1950. The general structure of the house is kept untouched. The generous and charming impression of the house is omnipresent. The kitchen-cum-living room with an integrated 30 m² music room that accommodated two pianos used to built the center of the ground-floor.

In 1968 the house was complemented by another single-storey annex that is located to the side of the street. Nowadays it is a two-room granny annex with kitchen and bathroom that can be used for an Au-Pair or staff for example.
The arrangement of these three buildings create an impressive, secluded and secure inner courtyard with an integrated main entrance.

The original estate intended to have a lot of stylish and elegant elements like a bay, windows with glazing bars and wooden shutters as well as a striking and representative design in general. In combination with the unique park-likely garden arose an incredible and extraordinary residential complex in an exclusive location.

Location:
Pullach im Isartal – is a living idyll to the west of the Isar and close to Munich. The community with about 9.000 residents is very popular because of the near-natural countryside and the perfect infrastructure. The area is known as a classy place of residence. Typical for this former artist collony - some old mansions do still exist from these days – are residential complexes with magnificent single-familiy homes and park-likely properties, that are framed by the Grünwalder Forst and the Isartal.
Pullach has a very good infrastructural diversity, best medical care and a shopping quality at a high level. Pullach also offers a huge culinary variety. Restaurants with spectacular panoramic terraces and cozy places are a delight for the palate and the eyes.

A huge number of daycare for infants, kindergardens and primary schools, middle school and high school and the well known all-day school of Erdzdiözese München are on site and easy and comfortable to reach.
Even though Munich is pretty close it is not necessary to leave Pullach to have some good adventures. Together with the church yard in the center of the community the town house built the social center of Pullach. The sophisticated and comprehensive program of art and culture combined with a huge diversity of events and a vibrant cultivation of many different associations encourage and connect the people that live here.
The public transportation is excellent. The trainstation Höllriegelskreuth (S7 – 20 minute intervals) takes you to the mainstation in Munich in just about 20 minutes. A bus starting from the trainstation takes you to Grünwald, Unterhaching, Solln and Dietramszell.
Pullach and its beautifull surroundings is a wonderfull area no matter whether you want to go for some pleasant walks, do some biking tours or to go mountainbiking. The nearby Isar is a good spot for relaxing and doing some swimming. A little bit further but still good to reach is the Starnberger See or the golf club in the style of a parkland courses in Straßlach.

Equipment:
The house is built in massiv clay brick building with a 40 cm thick outer wall.
In 2013 the estate got essentially renovated and modernised. Besides the roof and the isolation the front of the house and all windows got renewed. The home automation and the heating were also updated to the current status. Other than that all kitchens and bathrooms, besides those in the granny flat, got totally renewed as well.
Essentially the floor in the house is either parquet floor or tiles. Therefore the old parquet floor got restored and the existing natural stone flooring was kept as it was. The room heights in the attic is 2,30 m, in the first floor 2,50 m and in the groundfloor 2,60 m.
The mainbuilding is built with a cellar. The basement is modernised. Besides some classic basement rooms there is a heating and utility room, a laundry room and a hobby room with another separate bathroom.

The facilities of the estate are rounded down by two garages and another parking space.
