The Monte Argentario is one of the better known natural, exclusive and residential areas in Italy. Forms a peninsula full of history, flora and fauna. Since 1980 the area is protected from all forms of further building construction and there are only a limited number of beach front villas built in the 70 and each with about 10,000sqm of land. The Villa is situated in the locality of “Le Cannelle”, in the municipality of Orbetello, and is one of the largest villas in this area. It faces south on the sea front. There is a large shared swimming pool within walking distance at which you can conveniently subscribe. There is a private access to the sea. An area adjacent to the apartments was prepared for a pool for which you need a building permit.
State and finishes
The Villa is equipped with fresh water from the springs of Cannelle and the aqueduct is located in a condominium with regard to maintenance and management. The house next door to the Villa is a wonderful 16th century fortress tower. The statics of the Villa has been defined as one of the most 'reputable Engineers industry: Professor Meardi, professor of the Polytechnic University of Milan. The house is built on the rock base of the mountain and the whole waterfront was consolidated with some 56 deep reinforced concrete piles 30 meters to the sea level. The typically Tuscan architecture was defined by architect Canepari of Florence and finishes including flooring, walls, woods and rocks reflect the colors of the region. It is a unique property without comparisons. The house is fully furnished. The art and antiques are excluded from the sale. Excluded from the sale are also the movable inventory and personal items.
The profile of the potential buyer would be a person who loves nature, sea and maximum comfort at the same time. The potential buyer must agree to drive a quarter of an hour on a narrow but very scenic route. It must be athletic to swim under the house by a rocky platform or the beaches of rocks and pebbles; a person who loves the culture and the Italian language and the many things that the Maremma region of Tuscany offers. There are local real estate agents who can find clients as tenants for the summer months. The rental income could amply cover the below-mentioned annual cost.
